Brand New Construction Seattle Floating Home Going In On Fairview Landings Dock

When I saw this large concrete Seattle floating home float being towed across Lake Union, I assumed it was on its way to Ward’s Cove when all the new construction in Seattle floating homes is happening. While walking my weekly Lake Union loop, I was excited and surprised to see it on the Fairview Landings dock!
New construction and Seattle floating homes are two terms that usually do not go together. There are times when an older floating home can be taken down to the float and rebuilt, but a brand new Seattle houseboat is rare on Lake Union! There are only so many moorage slips and restrictions are such that it is nearly impossible to add more docks unless exactly the right criteria is present. This is what makes Ward’s Cove so coveted and also Fairview Landings.
If you are interested in Seattle floating homes for sale or information about building a new Seattle floating home, let us know and we can show you our favorite houseboats and houseboat slips!

Okay, so it’s technically a housebarge. What’s the difference you ask?

There are three types of house oriented living on Lake Union in Seattle: HouseBarge, HouseBoat, and a Floating Home. I get asked “what’s the difference?” all the time. And there is a big difference! But because the NWMLS only has one option for us to input the type of structure, they’re all bundled under “houseboat”.
A HouseBarge was constructed as a home that floats and is moveable but has no motor or sales tax. I say “was” constructed because there are only 34 registered or grandfathered housebarges in Seattle. This is unlike a HouseBoat…which has a motor and is constructed as a vessel and are still being built to this day. And since it’s a vessel, you will be paying sales tax because it’s considered personal property, not “real” property.
This handsome housebarge sits proudly in a very active Westlake Marina slip. It’s #7 of 34 registered housebarges in Seattle King County.
The 600 square foot barge has recently been hauled out for a complete and successful survey. You’ll enjoy one nice size bedroom, a clean as a whistle .75 bath (shower, no tub), take the spiral staircase to the top story just full of possibilities and the views are worth a million bucks!
New paint inside and out, new flooring and carpet, tankless water heater and a sturdy double pontoon fiberglass over plywood hull.
This one is special - call us for a private showing.

Houseboat With A View
By Brian Olsen, Cooper Jacobs Real Estate
Here is a Lake Union Houseboat listed for sale at $340,000. This delightful structure is only a short walk away from Gas Works Park. It has two decks with views and approximately 300 square feet of outdoor space to BBQ and enjoy Seattle views. This houseboat was just put back into Lake Union after being cleaned underneath and approved by the surveyor. There is a spacious bedroom, sleeping loft and full bathroom along with many new upgrades to make things ship shape. The dock out to the houseboat begins with a cabana for guests that have their own showers. Another lifestyle benefit of this dock is that it’s condo moorage. This means the property owners own the slips where the houseboats are attached. Simply, a more cost effective way to approach Seattle waterfront living. Come see this wonderful opportunity to be on the water and have kayaks, fishing poles etc right there.
New financing opportunities have recently surfaced and worth exploring. Want to own instead of rent? Good idea! To view this listing (NWMLS# 252985), please contact Brian Olsen at 206.898.3627. We can also schedule a tour to include other Seattle houseboats around Lake Union and Portage Bay.

I try to think of catchy titles when I write. But today, I’m going to get right to the point. I’ve got a houseboat for sale in Seattle.
There are a few other houseboats for sale around Lake Union and even one in Nickerson Marina (between Ballard and Fremont bridges). How do they stack up? First let’s start with the moorage of these beauties. You have two options. Lease or own. Leasing allows you to enjoy monthly flexibility without the price fluctuating much. Owning allows you right of ownership and resale value. Which one is right for you? Sometimes it depends on the houseboat you fall in love with. Other times it’s knowing you have more versatility with your investment.
It’s a personal decision.
2143 North Northlake Way #18 offers a unique opportunity to own your slip AND your new beautiful houseboat. It’s a smashing one bedroom + loft houseboat built in 2000 with loads of charm and freedom.
When you’re looking at buying a houseboat, space is a premium … including OUTSIDE SPACE. This one has it!
Two decks combining 300 square feet to enjoy those BIG southwest views on active Lake Union. 2143 North Northlake Way # 18 measures 33.5′ x 10.3′. There is a 50 amp tower, 125 gallon gray water holding tank, 35 gallon black water holding tank and roughly 650 square feet. A new hull was designed in 2006, new floors, carpet, remodeled kitchen, new marine toliet and the list goes on.
Whether you’re buying it for yourself or as an investment to rent out, the lifestyle is one only Seattle can offer.
Gas Works Marina offers a cozy cabana for those extra guests (boys and girls showers and bathrooms!) and a coin operated laundry service. Pride of ownership here!

Seattle Floating Homes Market Heating Up:
June is here and we have a tiny bit of sun, but already it is affecting the Seattle floating homes real estate market. We have had two floating homes go pending already this month. These floating homes are located in both Eastlake and Westlake – one on the 2764 Westlake Ave N dock listed at $399,000 for a 2 bedroom and one on the 2025 Fairview Ave E dock listed at $525,000 for a 1 bedroom.
To put that in perspective, there has been one that has closed in the last 180 days and it was last month – a great little Seattle houseboat on the 2420 Westlake Ave N dock (listed for $530,000 and sold for list price in 14 days. Just a little guy – 1 bedroom and 1 bath).
Inventory of Seattle floating homes for sale remains higher. Despite the fact that there are 12 Seattle floating homes for sale right now (that are listed – we know of a few others that are strictly by appointment and not published in the MLS), many Seattle houseboat buyers are still left feeling like they must compromise or nothing on the market completely fits what they need. Even just one or two more choices could really make the difference so please let us know if you are interested in listing (courtney@seattleafloat.com or molly@cooperjacobs.com) your Seattle houseboat.
What is for sale?
Current actives range in price from $199,000 for a floating home on a leased dock (not co-op or condo moorage for the house there) to $3,450,000 for a floating marvel complete with parking and about every perk you can imagine except for a more affordable price tag. Both of these are out of the range of what is normal for Seattle floating homes prices right now. The median price for the Seattle floating homes for sale right now is $777,000.
Docks with Seattle floating homes for sale right now:
2201 Fairview Ave E, 2019 Fairview Ave E, 2770 Westlake Ave N, 2321 Fairview Ave E, 2822 Boyer Ave E, 3310 Fuhrman Ave E, 2031 Fairview Ave E, 2764 Westlake Ave N, 2351 Fairview Ave E, 2369Fairview Ave E

Eastlake Floating Homes…
There are five Eastlake floating homes ranging in price from $199,000 for a floating home on a leased dock (does not own its moorage) to $3,450,000 for the Ferrari of Seattle houseboats on the Fairview Landings Dock. In between, you have a few more of the norm priced at $485,000, $525,000, and $849,000. Molly and I have our favorite among these, so let us show you what we think is the best of the best of Eastlake houseboats right now.
Westlake Floating Homes…
There are also five Westlake floating homes for sale right now! These range from $299,000 for a perfect starter Seattle houseboat with OWNED moorage and cheap dues (think better than condo prices and way lower on taxes and dues – ask me if you don’t believe me and I will show you the numbers) to $875,000 for a great Westlake floating home on the 2420 dock. Other prices on the Westlake side? $399,000 in Westlake Cove, $530,000 for another on the 2420 dock, and $850,000 for an END OF DOCK Seattle floating home (PS – If you are looking to live at the end of the dock on Lake Union, then you should know that these rarely go for under a million, so come see it!!!!).
Portage Bay Floating Homes…
There are two Portage Bay Floating homes for sale (one is creeping into Eastlake so you get the best of both worlds). They are priced at $649,000 and $765,000 and include land and parking with one of them PLUS a land side cottage.
Again let us know if you want to see any of them or if you need help getting financed for a Seattle floating home – we have all the resources at our fingertips and are ready to help you get settled into a brand new lifestyle on the lake. Summer is around the corner!
