June is here and we have a tiny bit of sun, but already it is affecting the Seattle floating homes real estate market. We have had two floating homes go pending already this month. These floating homes are located in both Eastlake and Westlake – one on the 2764 Westlake Ave N dock listed at $399,000 for a 2 bedroom and one on the 2025 Fairview Ave E dock listed at $525,000 for a 1 bedroom.
To put that in perspective, there has been one that has closed in the last 180 days and it was last month – a great little Seattle houseboat on the 2420 Westlake Ave N dock (listed for $530,000 and sold for list price in 14 days. Just a little guy – 1 bedroom and 1 bath). 
Inventory of Seattle floating homes for sale remains higher. Despite the fact that there are 12 Seattle floating homes for sale right now (that are listed – we know of a few others that are strictly by appointment and not published in the MLS), many Seattle houseboat buyers are still left feeling like they must compromise or nothing on the market completely fits what they need. What is for sale?
Current actives range in price from $199,000 for a floating home on a leased dock (not co-op or condo moorage for the house there) to $3,450,000 for a floating marvel complete with parking and about every perk you can imagine except for a more affordable price tag. Both of these are out of the range of what is normal for Seattle floating homes prices right now. The median price for the Seattle floating homes for sale right now is $777,000.

There are 12 Seattle floating homes for sale right now. There are many more if you are looking for Seattle houseboats for sale in general (this includes vessels and barges as well as floating homes), but only twelve Seattle floating homes on the market currently. This is up from the last year so get out there and take a peek at the inventory.

Eastlake Floating Homes…
There are five Eastlake floating homes ranging in price from $199,000 for a floating home on a leased dock (does not own its moorage) to $3,450,000 for the Ferrari of Seattle houseboats on the Fairview Landings Dock. In between, you have a few more of the norm priced at $485,000, $525,000, and $849,000. Molly and I have our favorite among these, so let us show you what we think is the best of the best of Eastlake houseboats right now.
Westlake Floating Homes…
There are also five Westlake floating homes for sale right now! These range from $299,000 for a perfect starter Seattle houseboat with OWNED moorage and cheap dues (think better than condo prices and way lower on taxes and dues – ask me if you don’t believe me and I will show you the numbers) to $875,000 for a great Westlake floating home on the 2420 dock. Other prices on the Westlake side? $399,000 in Westlake Cove, $530,000 for another on the 2420 dock, and $850,000 for an END OF DOCK Seattle floating home (PS – If you are looking to live at the end of the dock on Lake Union, then you should know that these rarely go for under a million, so come see it!!!!).
Portage Bay Floating Homes…
There are two Portage Bay Floating homes for sale (one is creeping into Eastlake so you get the best of both worlds). They are priced at $649,000 and $765,000 and include land and parking with one of them PLUS a land side cottage.

Many people ask me what living on a floating home is like. I tell them, with skepticism in their eyes, that it’s one of the coolest communities you can possibly find. No, I don’t live on one myself but I do appreciate them. If I had to clock in, I’d say I’m close to full time on a floating home between showings, open houses, and writing about them.
To me, floating homes signify tidiness. Square footage and space are a privilege (which I also like). So to live on a floating home you either:
- Like water, views, boating, kayaking (the obvious)
- Like to live simply
- Like the solitude when you want it or the friendly neighbors when you need it. Happy hour on Float F anyone?
- Like to bike. Many bike commuters since Lake Union is in the heart of north-south, east-west.
- Like creative gardening
- Like to boat to your dinner reservations
- And finally like individuality

No wind, calm water, a few kayakers, one brave paddle-boarded, and lots of boats gliding past me as I had The Ark open house today at Seattle Marina in North Lake Union.

Water has a wonderous way of relaxing you. With a busy open house, I had to remember to not get too relaxed! From my location, I managed to snap a great pic of the Lake Union Moorage available right now at Ward’s Cove across the water in the Eastlake neighborhood. Interesting enough, Ward’s Cove is a privately held Seattle based company encompassing fish processing in Alaska since the late 1920′s. Salmon was a big business for Ward’s Cove back in the day but since they haulted this, they looked for another way to make a profit while still providing greatest and best use out of their prime Eastlake location. So they decided to turn it into a mixed use space and welcome one more Seattle floating home community.
This is probably the last Seattle floating home dock permitted since the lake can only hold so many of them. With four Lake Union moorage slips sold at last check and eight more to go, these new construction floating homes sites are selling at a premium and a chance to build your dream home on the water’s edge. As you can see here, the preparations have begun for one lucky floating home owner!

A touch of sun here and a glimpse of blue sky there. The current Seattle houseboats market is stirring up as we trudge through Winter and many are starting to think about getting their floating homes and houseboats ready for the Spring 2011 market.

So, Current Seattle Houseboats Market – What is Happening Out There with floating homes on Lake Union and in Portage Bay?

It is hard to weed through the actual Seattle floating homes in the NWMLS right now. The code for them is 24-Houseboats, but that code is also used for houseboats that are vessels and more recently has been used for Lake Union moorage sites at Ward’s Cove. In addition, there is a land home also mixed in with the houseboats because it is at the head of the dock… This can all be confusing for the consumer, so I have gone through and weeded through all the houseboat listings and pulled the Seattle floating homes from them.
There are only 6 Seattle floating homes for sale right now - 3 in Westlake, 3 in Eastlake, and no Portage Bay floating homes. If your houseboat is on the market, then that is good news for you because competition is low. Interested buyers in floating homes have increased in the last two weeks noticeably for us. This is getting the current Seattle houseboats for sale a lot more attention than in the previous holiday months.
Westlake houseboats for sale – There are three Seattle houseboats for sale in Westlake Cove right now. They range in price from $299,000 to $850,000. Westlake Cove is near the Fremont Bridge and on the Lake Union Loop with very easy parking and quick access Downtown – a perfect spot for Amazon employees or anyone coming to work at The Gates Foundation.
Eastlake Houseboats for sale - Also on the Lake Union Loop, there are also three Seattle houseboats for sale in Eastlake. These range in price from $495,000 for a Seattle floating home on a leased dock to $3,450,000 for a contemporary wonder on the Fairview Landings dock.
Summary Seattle Houseboats data on actives- Seattle floating homes for sale range from $299,000 to $3,450,000 with an average of $1,020,494 and median list price of $562,475.
Pending Sales - There is one floating home on one of the Sleepless In Seattle docks that is pending at $975,000.
Last 30 days of escrow closings – Winter has been slow. Over at Lee’s Mooring – 933 N Northlake Way Houseboat #14 closed on 1/12/2011. It was listed for $799,950 and on the market for 249 days. It sold for 90.88% of its list price with a final sales price of $727,000.

If you are a Seattle houseboat buyer, come out and see the inventory. If you have seen them before, come see them again. Sellers are willing to negotiate and your best opportunity is now before the market heats up.
If you are a Seattle houseboat seller, the inventory is low and that means competition is low. There are less buyers, but you can be sure to get in front of them. As Spring approaches, think about what improvements or sprucing up you can do to get your houseboat ready for the market.

This has to be the best Seattle floating homes buy on Fairview Ave E in Eastlake.
This peaceful floating home has 1930 characteristics, but modern sensibilities – look no further than the gleaming hardwoods and modern slate bathroom for comfortable touches, but also don’t miss the fact that this particular houseboat has gas on the dock. The gas is on the dock and also in the home itself! There is a cozy gas fireplace in the living room to warm up on those gray days with.
We get a lot of calls for Lake Union moorage and this special floating home does have moorage with room for a couple boats depending on size. One of the biggest surprises to people looking for houseboats is that they don’t all have moorage attached to them or even available. There are currently 13 Active Seattle Houseboats for sale right now in the MLS. Lots of good choices and most of them boast owned Lake Union moorage for their slips whether it be fee simple as in Roanoke Reef, condominium moorage or cooperative moorage. Only 2 of the 13 are on leased moorage – this means they do not own the slip their homes are in, but rather rent it from the owner.
Priced in Seattle floating homes range greatly right now from $325,000 for a charming Seattle houseboat in Westlake to more than ten times that price at $3,800,000 for a high end newer custom beauty on the Eastlake side.
Variables in Seattle houseboats can range from type of houseboat moorage (owned or leased) to size and style of construction or even bells and whistles as every floating home is different.
Here is a good list to consider when wondering how a Seattle houseboat is priced:
- Type of moorage for the houseboat slip itself (leased or owned)
- If owned, what type (condo, fee simple, co-op, or combo)
- The strength of the dock members itself (some docks are going to be better than others in terms of finances , maintenance, and cohesiveness of dock members overall.
- moorage for a boat – if so how big of a slip?
- Parking?
- Dues/taxes
- age/maintenance/upkeep of floating home itself
- roof top?
- square footage?
- gas on dock?
- views?
- pet policy?
- nearby amenities
- is there a DNR lease?
- outdoor spaces and connectivity to water
- channel views between docks
- type of construction/type of float
- security
There are of course other factors as each individual has different preferences. It is just difficult to give Seattle floating homes an overall dollar per square foot estimate as each one is so different. You can only compare them to recent sales to get numbers.
For instance, we recently sold a beautiful Portage Bay floating home at 1214 E Hamlin #3 for $645,000. It is a one bedroom with roughly 800 square feet. This makes the two bedroom 2321 Fairview #3 a complete bargain at it’s listed asking price of $595,000. You can also find amazing prices on the Westlake Floating homes near Fremont – with easy walk to tons of life in Fremont, Queen Anne, or Downtown, not to mention of course South Lake Union.
