Brand New Construction Seattle Floating Home Going In On Fairview Landings Dock

When I saw this large concrete Seattle floating home float being towed across Lake Union, I assumed it was on its way to Ward’s Cove when all the new construction in Seattle floating homes is happening. While walking my weekly Lake Union loop, I was excited and surprised to see it on the Fairview Landings dock!
New construction and Seattle floating homes are two terms that usually do not go together. There are times when an older floating home can be taken down to the float and rebuilt, but a brand new Seattle houseboat is rare on Lake Union! There are only so many moorage slips and restrictions are such that it is nearly impossible to add more docks unless exactly the right criteria is present. This is what makes Ward’s Cove so coveted and also Fairview Landings.

Okay, so it’s technically a housebarge. What’s the difference you ask?

There are three types of house oriented living on Lake Union in Seattle: HouseBarge, HouseBoat, and a Floating Home. I get asked “what’s the difference?” all the time. And there is a big difference! But because the NWMLS only has one option for us to input the type of structure, they’re all bundled under “houseboat”.
A HouseBarge was constructed as a home that floats and is moveable but has no motor or sales tax. I say “was” constructed because there are only 34 registered or grandfathered housebarges in Seattle. This is unlike a HouseBoat…which has a motor and is constructed as a vessel and are still being built to this day. And since it’s a vessel, you will be paying sales tax because it’s considered personal property, not “real” property.
This handsome housebarge sits proudly in a very active Westlake Marina slip. It’s #7 of 34 registered housebarges in Seattle King County.
The 600 square foot barge has recently been hauled out for a complete and successful survey. You’ll enjoy one nice size bedroom, a clean as a whistle .75 bath (shower, no tub), take the spiral staircase to the top story just full of possibilities and the views are worth a million bucks!

Seattle Floating Homes Market Update – End of August 2011 (Is that possible????)
Here we are 8/31/2011. Summer is pretty much over although it finally feels like we are getting some warmer weather here and there. Seattle houseboats are still well into their prime season and the choices afloat on Lake Union are vast. If you are interested in buying a Seattle houseboat, now is a great time to look. I actually haven’t seen so many choices in the last few years at one time – and they are in all price ranges.
Current offerings range from $219,950 for a little guy on Boyer Ave E to $1,395,000 for one of the Roanoke Reef houseboats. There are 16 Seattle floating homes on the market right now with a median price of $650,000. You can find these Seattle houseboats on Lake Union docks in Eastlake, Westlake, and Portage Bay. Seattle Floating Homes Sales Numbers August 2011 – How is the houseboat market?
There have been 4 Seattle floating homes that have closed in the last 30 days on the NWMLS. These sold housbeoats range in price from $355,000 for a Westlake Cove houseboat to $2,885,000 for a modern beauty on the Fairview Landings dock with a median price of $632,500. The average days on market for them is 212 days and the sales price to list price percentage is 88.01%.

Gorgeous Day in Seattle for water lovers on Lake Union. Gas Works Marina is sweet spot on North Lake Union for Seattle houseboats. Seattle’s Amazon Gets A New Home!
We’ve all heard about the changes occurring in the southern edge of Lake Union for some time. Mercer Street getting a face lift, the new street car quietly tracking up and down the south side roads and Amazon moving it’s headquarters. 201 Boren Avenue is the site for the new giant e-retailer. I think it’s a sure bet to say housing will become highly precious starting right now.
