Neighborhood Spotlight on Westlake

Westlake is one of the highlights of our Seattle floating homes neighborhood. It is truly coveted, but sometimes overlooked. The truth is that Lake Union floating homes in Westlake don’t change hands nearly as often as other parts of our community. Tom Hanks knew this when he lived here in 1993’s blockbuster hit Sleepless In Seattle. Just one stop into the Westlake Deli will keep you coming back for more. The neighborhood is also located on the acclaimed Cheshiahud Loop which offers lots of great options for connecting North to Fremont, Burke Gilman Trail, and more, plus South to South Lake Union and Downtown. Additionally, Queen Anne is right there and depending on where you are in Westlake, there is also an easy foot bridge across Westlake Ave N. It’s limitless.

seattle houseboats for sale in westlake
Westlake views – this dock has a great view of the iconic Sleepless In Seattle home as well as Gas Works Park!

Here are some reasons from one Westlake floating home owner.

Our bike/walk path is the best in Seattle from Fisherman’s terminal to Amazonville. Also, though Fremont is very walkable and close to us (0.8 mile to PCC), we are also only 1.4 miles to Queen Anne’s neighborhood – an area we always identify with and use daily – several restaurants (re-opening someday), Trader Joes, nail places, pet places, dry cleaners, indoor pool..

I can understand why some people think Westlake is much busier, but it’s quiet on the water and more accessible location. When I lived on Fairview, I had also thought Westlake was more exposed… until I moved to Westlake and soon after I moved there, I appreciated it much more.”

Westlake in short supply per usual

Westlake floating homes for sale come up here and there. They are always sought after and won’t last. Please let us know if you would like to see them or learn more about this incredible neighborhood.

Seattle Houseboats Living: Moving Into A Floating Home Logistics

Moving by boat… Seattle houseboats living!

This is an interesting topic in the Seattle houseboats world. When you move into a home on land, you schedule the moving truck and they back into your driveway or park on the street in front of your home. What happens when you move in or out of a floating home? The answer is it depends. It depends on a number of factors and features really of your dock.

Seattle views on the water…
  1. Location. You hear about location, location, location in Seattle real estate, but never does that come into play more than when you are moving in or out of a floating home in Seattle. The neighborhood in which your dock is located is a crucial part of the puzzle when it comes to figuring out logistics of a move. Floating homes are at street ends and alleys in many cases in Portage Bay, and tight streets exist in Eastlake, Fremont, Wallingford, and Westlake. Taking the time to find out if the moving truck can even fit close to your dock is important. Make sure to have the movers come out and map out the plan.
  2. Communication. Let your dock know the plan. There may be a loading zone or parking spaces which need to be reserved.
  3. Security. You may need to ask for help from someone who can physically watch your belongings while furniture and boxes are moved up or down the dock so that the truck is not left unattended at any time.
  4. Use of Dolly, Cart, etc. First of all, make sure that the wheels of a third party cart or dolly are not going to be damaging to your dock surface. Seattle floating home docks usually have great carts for moving your belongs up and down the dock, but you might want to ask the dock board if it is okay to use them for a floating home household move. They are in place at the head of the houseboats dock so that all the floating home residents can use them in every day life. Additional wear and tear on them may not be welcome.
  5. Moving from dock to dock or from one floating home on the dock to another on the same dock? Consider filling a boat! This is especially great for planters and outdoor furniture, but can be a great mode of transport for indoor belongs as well.
  6. Leveling it. Last note and important!!! When you move furniture in and out you may need to call a diver to come level your home – especially if you are moving a particularly heavy piece of furniture! The diver may need to come out and move flotation around or add more…

There are some great choices available right now – both on land and in the floating home world. Let us know if you are interested in exploring our amazing Seattle neighborhoods. Molly and I live and work in Seattle and are your absolute advocates in the Seattle houseboats world. Current Seattle floating homes listings range in price from $995,000 to $2,950,000 and can be found in Eastlake and Portage Bay.

Seattle Floating Homes – Luxury Details In This New Build

What a gorgeous day! We always say that this is the kind of weather that was made to show off Seattle houseboats! This luxury new construction floating home build is no exception to that. This is the last floating home available in the Stillwater Landing development. It is that one that was held back because the design was so incredible. It is also the last basement allowed in Seattle floating homes per current city rules. This luxury lake home is incredible!!! Three levels of living space with high ceilings, luxury finish work, and radiant warm floors. It has boat moorage and garage parking – complete with electrical to install a car charger if you want. It really has it all… and you own your own moorage. $2,950,000

This is a once in a lifetime buy as the city has a net zero policy on these and no more new Seattle floating homes will be allowed to add to the number that we have on the lake already. In addition, no additional basements will be permitted according to the code. It’s also rare to get a garage parking space and be in this incredible corner of Portage Bay. You can check out the listing details here: 2816 Boyer Ave E #B

We would be happy to show you this property. We have lender, inspector, appraiser, and insurance referrals for these special waterfront properties and we are happy to walk you through each step. The FLOAT

You should always start with the float on a Seattle floating home, but most people start with the house itself to make sure it checks all the Seattle houseboats boxes.  Each one of these is so very different, but it is important that once you identify the perfect Lake Union floating home that works for your living style, then you go right to the float. The true value in Seattle floating homes in across Lake Union and Lake Union’s eastern arm Portage Bay is the slip dimensions.  The slip sizes for any given slip were largely determined and set in stone across coop docks by looking at any existing structures that occupied the slips at the time that the dock was converted to a coop. These dimensions were then recorded and grandfathered in.  Many of them exceed the limit of brand new homes allowed on the lake so slips with footprints larger than 1200 square feet are especially valuable. seattle floating homes

Things We Love About Living Here

We love to hop on our bikes and cruise along the newer Westlake bike trail to Fremont.
We would sometimes attach our pet bike carrier since our favorite bar in Fremont Norm’s on 36th Ave allows dogs inside!

We walk out our sliding glass door and hop on our Paddleboards and other water toys to unwind after a long working day.  However our favorite time is in the early morning hours when the city is still sleeping. SUP yoga anyone?

We love to watch the beautiful yachts cruise into the Westlake marinas and play a game of how this billionaire made their profits!  Plus we like the privacy of living next to a quiet marina instead of a house around every corner.

Nature is everywhere we look and our favorite is to see the Blue Heron hunt for its food right outside our door.

seattle houseboats experts

We love to hear the sounds of seaplanes in the distance.  The next time we want to go to the San Juans, we can kayak to Kenmore Air to catch a ride.

The Floating Home Association (FHA) is an awesome community that is always bringing the floating home community together.  Sometimes it’s a dock party (Docktoberfest) or it’s an informative annual meeting (each April) to discuss how we can continue to preserve and improve our lifestyle.

Above all, we love to tell people (when asked) that we live in a houseboat or floating home.  It never fails to bring a slew of questions about what it’s like and that they’ve always wanted to do the same thing.

Seattle Houseboats Floating Home Market Is Heating Up In July!

Looking for your perfect Seattle floating home to live the most amazing lifestyle in this city?seattle floating homes realtors

The Seattle houseboats market is finally heating up and inventory has loosened up enough that buyers are having choices, but at the same time these Seattle floating homes for sale that are on the market are getting more serious looks.  Let’s look at what’s going on.  There are nine Seattle floating homes on the market ranging in price from $850,000 to $3,499,000. The median price for the current offerings is $1,795,000 so there is definitely a shortage of the lower to medium end floating homes for sale.  In fact the only floating home for sale on Lake Union currently that is under a million dollars is not in an owned slip. All other eight floating homes for sale are in a condo or co-op dock and have secured moorage ownership. Five of the nine floating homes for sale are in Eastlake and on Fairview Ave E.  The remaining listings are in Lake Union’s Eastern arm, Portage Bay,  which has become a hot commodity in recent years.

Seattle Floating Homes As A High Rise Alternative?

Seattle Lifestyles – Floating Home vs. Condo.seattle floating homes

Happy New Year!  In following up on Seattle floating home showings for our listings, another Seattle real estate agent told me that their clients had been looking at Seattle high rise condos and then had abruptly switched to Seattle floating homes as a possibility.  This happens quite a bit actually as they are far more affordable than people believe them to be. She suggested that the Lake Union lifestyle was a very different one then living downtown in a high rise.  It got me thinking because at its core, Seattle floating home living is similar to living in a Downtown Seattle high rise condo  in that you have your own space and it is very separate from the other homeowners on the dock spaces…

seattle floatinghomesAnd although you are in the middle of the city Downtown Seattle Condos are quite peaceful and in touch with nature with scenic mountain and water views.  Obviously, being on top of the water is going to be very different, but look at just the first few Downtown Seattle high rise condo listings and you see water and views which are not that different from looking at Lake Union floating homes.  Affordability is higher on the lake and then add in the fact that you can have a boat tied to your house in many cases, its a no brainer to me, personally, but obviously I am partial.

The fact is  many people that look at Seattle floating homes for the first time decide that houseboat living isn’t for them and we end up selling them a Downtown Seattle or South Lake Union condo usually.  This alone proves to me that the two lifestyles are similar enough that if they are ready to take the plunge into floating home living that they will get some similar benefits as living downtown in a Seattle high rise condo. seattle floating homes

In looking at the beautiful high rise condos in Downtown Seattle, here is a gorgeous slick modern new construction floating home to consider which is in fact a fabulous alternative to condo living! Modern interior with sleek surfaces and lots of useful spaces including storage and parking. A bargain compared to downtown prices at $1,798,000.  PLUS  The rooftop deck is YOUR OWN.

Be the first to own a new construction floating home on a great condo owned dock. This beautiful custom designed home by Prentiss+Balance+Wickline marvels in walnut hardwood floors throughout the 1580 square feet of luxury. Four decks to entertain or soak up the sun. The reverse floor plan maximizes views and light in a 360 fashion. A chef’s kitchen makes it fun to entertain and cook. Timeless Ceasarstone counter tops & custom cabinetry. Spectacular roof top deck for more outdoor space.

Please let us know if you would like to look at Downtown Seattle Condos or Seattle floating homes.  We are happy to show you both and show you our favorites.  homes@cooperjacobs.com Call/Text Courtney Cooper or Molly Cartwright at 206-841-6800

Seattle Floating Homes: At Least FIVE Reasons Why You Should Sell Yours Right Now

Why You Should Sell Your Seattle Floating Home Right Now

seattle houseboats

Pending in Escrow with multiple offers!

When I have conversations with people interested in selling their Seattle homes I always get an interesting array of responses, but in the last week alone three property owners have told me that they want to wait until spring to sell their home.  Most years for us the winter is one of my busier times in Seattle real estate overall and sometimes even more busy on the lake! So the idea that someone would think the spring time could be better and want to wait to list their home doesn’t make sense to me.  My favorite response when talking to a homeowner about selling their home in the so called “off season” is something along the lines of not understanding why it would be smart to sell their home in “the dead of winter”.

Five reasons why you should sell your floating home now if you are thinking about selling in spring:

  1. You know how much your home is worth now. Molly and I have set record after record this year on various docks around Lake Union.  The Seattle Houseboats world is typically a strong market anyway (except ironically slows down in August).  The floating homes sales only slightly slowed down during the last real estate down turn, but there are no guarantees in this real estate game except that it is in fact a cyclical business. There are always ups and downs in the market and you won’t always see a shifting market before it happens. lake union floating homes
  2. There are fewer competing floating homes for sale. Fortunately for you, the holidays and the overshadowing belief that one should wait until spring will keep your competition at bay.  In addition, Molly and I have sold most of the inventory so you really only have a couple floating homes that the buyer pool is looking at. Fewer competing homes on the market means more competing buyers and in this case – serious buyers  – which brings me to #3.
  3. Real Floating home buyers: The ones who are out there on the lake in the freezing cold and “dead of winter” are the ones that are definitely serious.  This is not the warm season of “looky loos” and even the classic “nosy neighbors” tend to not want to venture out into the cold of the Pacific Northwest to check out the digs next door.  This is never more truer than with floating homes.  No one wants to risk their life walking down the slippery dock with the wind whipping up from below.
  4. Statistics from the National Association Of Realtors measured by keyboxes are showing that the number of those serious buyers is high right now.  While this has not historically mattered as much to the typical floating home buyer, interest in our unique properties has increased as people look to us as an alternative housing solution which is ironically more affordable these days.
  5. The political climate is volatile with regards to many facets of life and that affects real estate. Uncertainty can cause the real estate market to slow down and giant looming tax changes could also make buyers reconsider future purchases.  Seattle floating homes tend to be more of an emotional buy than land homes are and emotions usually run high over politics.

Are you interested in learning more about what your Seattle floating home might be worth today?

Molly and I are happy to provide you with a CMA to show you how much your home is worth now.  We can get you pointers on small or large things to do to get your home ready for the market and we can also tell you what it is worth as is.  We can tell you roughly what your buyer pool looks like today as well so that you can decide if you want to go ahead and take the “polar plunge” into selling your Lake Union floating home this winter.  Call/Text us – 206-841-6800 or email seattleafloat@cooperjacobs.com

Equity Alert: Eastlake Floating Home For Sale

Seattle floating homes for saleSeattle Houseboats Living For Under $500k! (Equity Potential Alert)

It is difficult to get your feet wet in the Seattle floating homes market for under $500,000.  This is an opportunity to take a solid fixer floating home and make it shine.  Seattle floating homes typically trade for around $900 a square foot with a variance of course for features such as a roof top deck, moorage, dock position, parking, pet policy, etc., but a good rule of thumb is $900/ sq ft which puts this one close to $550,000 minimum and likely closer to $625k fixed up because it does have great dock position. Seattle houseboats for sale

“We are constantly asked if there is a ‘Good Deal’ in the Seattle Floating Homes market…”  – Courtney & Molly

The only “Good Deal” is one you work for and you have to put the work in.  We can find them for you.  Imagine what you could do with this great room concept! And imagine the Fourth Of July parties you could host in the heart of Lake Union!  Buyers love the rustic look of the wood ceilings and it is easy to turn this historic classic into a modern oasis in the city because of the easy interior spaces already in place. Add a slick modern color palette and the combination of historical meets modern is something that no one can resist.

Seattle houseboats remodelingAt 611 square feet and an open concept, the price and size combined with lifestyle beats the heck out of living in a Belltown or South Lake Union condo and you are waterfront.  This is the most affordable in city living and the most affordable Seattle waterfront living. Come home form work and let your troubles fly away as you walk down the dock.  You can have all your water toys right there hanging on your house and you can kayak off your beautiful “back door” in the channel between houseboat rows. Forget trying to drag your canoe down to Lake Union Park and launching it.  Have it at your feet anytime.

This particular floating home is on a coop dock.  This is similar to a condo in that your slip ownership is more secure.  You are not leasing the slip. You are buying a piece of history and have the opportunity to put your stamp on a blank canvas. We are excited to help your Seattle Waterfront Living lifestyle dreams come true!

Call/Text Molly Cartwright at 206-841-6800 or Courtney Cooper at 206-850-8841 for more info or for your own private showing.  You can also email us at houseboats@cooperjacobs.com.  We are Seattle floating homes specialists and experts on the lake. We would love to talk to you about Seattle Waterfront Living and Life Afloat in Seattle!  It’s a special lifestyle and there are lots of interesting differences between living on water and living on land.

Seattle Floating Homes Tour: Sept 11 2016

Tour Seattle’s Floating Home community:  It Happens Every two years…Peaceful Portage Bay

Seattle Floating homes Tour:  The biannual Seattle Floating Homes Association Tour is Sunday September 2011 and I am surprised there are still tickets left!  You can grab yours here:  http://www.brownpapertickets.com/event/2585184

It’s your chance to tour some of the special Seattle floating homes in Portage Bay.  This year the entire tour will be centered around Seattle houseboats in Portage Bay – thirteen of them plus the University Bridge which is a rare treat to peek inside the bridge tender’s work quarters.

According to the latest floating home tour promotion postcard that went out on the event:  “This year’s Tour will give visitors the unique chance to visit and discover the colorful history of 13 floating homes hidden along the seldom visited banks of Portage Bay.

This tour is something that is very near and dear to our hearts.  Molly and I work very hard at every tour doing a variety of jobs.  The last two tours, I have put together the actual tickets and promotional posters and I really enjoy reading about the houses.  It is an amazing gift to our community that these houseboat home owners are willing to so generously open up their personal spaces so that the public may learn about our Seattle floating community. None of these homes are for sale and this is not a real estate agent’s promotional tour.  These are coveted homes that are on display for a limited time during the tour.

Just got word that we are still also looking for volunteers. Here is the message on the latest postcard I put out to the community:

Sept. 11, 2016 noon – 5 p.m.

Seattle Houseboats for Sale: 2331 Fairview Ave E, Slip X

Seattle Floating Home Just Listed and available for the first time in 20 years!

seattle houseboats for sale in eastlakeLooking at Lake Union and Seattle houseboats? Living on Lake Union is one of the most amazing Seattle lifestyles!

It is interesting because usually when Molly and I hear about a Seattle floating home that hasn’t been on the market for two decades, we wince a little and wonder what kind of project we may be walking into.  Seattle houseboats can be quite dilapidated at times and there are many older ones which have much deferred maintenance. That is absolutely not the case with this Seattle floating home located at 2331 Fairview Ave E in Slip X.  It is simply stunning and makes me want to sit down and have a glass of wine and chat with the neighbors on a warm sunny day with the water lapping at my toes. Seattle houseboats

The pictures tell a beautiful story of a love affair with a home which is quite obvious at first glance, but look further at the details which have gone into this home over the years and it is difficult to not be impressed.  From the exterior being painted in the last five years to the stringers being replaced as needed, inside and out there are upgrades and detailed maintenance tasks like none we have seen before.  From the gas lines and new electrical and windows to the raised ceiling, vaulted ceilings, and sunny skylights, this home is comfortable for modern living.  The kitchen is upscale with both an eating bar and a dining room with French doors out to the deck.  There are the seldom found in a floating home luxuries of  gas cooking, a gas fireplace, and on-demand hot water, plus additional practical bigger ticket items like a new roof in 2010. Two bedrooms, a bath, and lots of character await you here with an asking price of only $650,000.

Seattle houseboats for saleHere are the MLS listing remarks for our brand new Seattle floating homes listing on Lake Union:
