Besides selling a lot of Seattle houseboats and floating homes, there were a few big life changes in 2022!

  • Married! You may have seen my name change on the signs: Courtney Cooper -> Courtney Cooper Neese. At age 50, my prince charming finally found me. He came in the form of a tall and handsome home inspector named Joe who sponsored a top 20% real estate broker lunch, that I was featured at. And.. the good news: he loves floating homes, too.
  • Joe came with a spunky and beautiful daughter so London and I gained not just one family member, but two!
  • Lastly, My daughter got married, too! On the last day of the year, we hiked in the snow and got to experience a beautiful fairytale wedding that only Madison could have come up with. My new son in law is very special.

This floating community is like no other! While many admire us from the outside, one really does have to live here to truly understand our various intricacies! Each dock is so different and each geographic section of our community is different as well, but we all exhibit the same fortitude no matter which side of the lake we are on. We kept track this year and aside from appointments and questions about the incredible Seattle floating home listings and sales we had this year, these are the top other Seattle houseboats questions we received from online inquiries.

What is the difference between a houseboat and a floating home?

My original explanation is that “houseboats” is the umbrella term which covers floating homes, liveaboard vessels, and barges (and now FOWRs). I still argue that this is historically correct because even the Seattle Floating Homes Association has called our floating home tour a Houseboat Tour in days gone by.

***Small disclaimer.  I live on a floating home.*** 

Some of the historical Lake Union buffs and “old timers” like me still call “floating homes” “houseboats” from time to time.  I personally consider them interchangeable, except that the modern definition of a houseboat and a floating home are two different things now. Both get to enjoy the lake lifestyle, though….

Enter The FOWR System

The city came up with a plaque system and now we have and official category: Floating On Water Residence (FOWR). So I am still personally arguing that houseboats is the umbrella term which covers everyone on the lake including floating homes, FOWRs, and barges.   I am usually outvoted by most on this point, but I will probably always call my floating home a houseboat regardless.  In any case, most are correct. An actual houseboat by today’s standards in Seattle is a FOWR and I live in a floating home. The simplest explanation is that a houseboat is more “boaty”.  It is built on a hull and  has boat systems in place for water and waste in most cases. There are some incredible houseboat options lately that are actually connected to the sewer, too.  A floating home is built on a floating foundation, is mostly permanently moored and always connected to the city’s sewer, water, and electrical.  My apologies. If I have confused you, call me and I will try and explain again.

How much does a houseboat cost in Seattle? How much do floating homes cost?  

That is a good question. This year we saw overall houseboats sales range from $90,000 to $4,500,000 for for all types of houseboats including floating homes. Two floating home sales hit the four million dollars and over mark for the first time. There are 56 sales in the MLS as of this moment and we know there are two additional ones closing and also at least a few that sold off market completely out of the mls.  This is why it is so very important to tell us what you are looking for. We are highly networked into this amazing community and we can help you secure your Lake Union home!

Where are the houseboats in Seattle?  Where is the best place to live on a houseboat? 

Anywhere.  There is a saying that basically says if you are lucky enough to live on a houseboat then you are lucky enough. This is so true.  This lifestyle is like none other.  Whether you are on a floating home or a houseboat, you are living a similar lake life. Living on Lake Union is like nothing else.  It is an incredible contrast of urban and natural settings married together perfectly. The people that live on the lake are all interesting and life is never dull. This map needs to be updated to include larger houseboat collections..

Neighborhood Spotlight on Westlake

Westlake is one of the highlights of our Seattle floating homes neighborhood. It is truly coveted, but sometimes overlooked. The truth is that Lake Union floating homes in Westlake don’t change hands nearly as often as other parts of our community. Tom Hanks knew this when he lived here in 1993’s blockbuster hit Sleepless In Seattle. Just one stop into the Westlake Deli will keep you coming back for more. The neighborhood is also located on the acclaimed Cheshiahud Loop which offers lots of great options for connecting North to Fremont, Burke Gilman Trail, and more, plus South to South Lake Union and Downtown. Additionally, Queen Anne is right there and depending on where you are in Westlake, there is also an easy foot bridge across Westlake Ave N. It’s limitless.

Our bike/walk path is the best in Seattle from Fisherman’s terminal to Amazonville. Also, though Fremont is very walkable and close to us (0.8 mile to PCC), we are also only 1.4 miles to Queen Anne’s neighborhood – an area we always identify with and use daily – several restaurants (re-opening someday), Trader Joes, nail places, pet places, dry cleaners, indoor pool..

 I can understand why some people think Westlake is much busier, but it’s quiet on the water and more accessible location. When I lived on Fairview, I had also thought Westlake was more exposed… until I moved to Westlake and soon after I moved there, I appreciated it much more.”

Seattle Houseboats Floating Home Market Is Heating Up In July!

The Seattle houseboats market is finally heating up and inventory has loosened up enough that buyers are having choices, but at the same time these Seattle floating homes for sale that are on the market are getting more serious looks.  Let’s look at what’s going on.  There are nine Seattle floating homes on the market ranging in price from $850,000 to $3,499,000. The median price for the current offerings is $1,795,000 so there is definitely a shortage of the lower to medium end floating homes for sale.  In fact the only floating home for sale on Lake Union currently that is under a million dollars is not in an owned slip. Happy New Year!  In following up on Seattle floating home showings for our listings, another Seattle real estate agent told me that their clients had been looking at Seattle high rise condos and then had abruptly switched to Seattle floating homes as a possibility.  This happens quite a bit actually as they are far more affordable than people believe them to be. She suggested that the Lake Union lifestyle was a very different one then living downtown in a high rise.  It got me thinking because at its core, Seattle floating home living is similar to living in a Downtown Seattle high rise condo  in that you have your own space and it is very separate from the other homeowners on the dock spaces…

When I have conversations with people interested in selling their Seattle homes I always get an interesting array of responses, but in the last week alone three property owners have told me that they want to wait until spring to sell their home.  Most years for us the winter is one of my busier times in Seattle real estate overall and sometimes even more busy on the lake! So the idea that someone would think the spring time could be better and want to wait to list their home doesn’t make sense to me.  My favorite response when talking to a homeowner about selling their home in the so called “off season” is something along the lines of not understanding why it would be smart to sell their home in “the dead of winter”.

Five reasons why you should sell your floating home now if you are thinking about selling in spring:

  1. You know how much your home is worth now. We I have set record after record this year on various docks around Lake Union.  The Seattle Houseboats world is typically a strong market anyway (except ironically slows down in August).  The floating homes sales only slightly slowed down during the last real estate down turn, but there are no guarantees in this real estate game except that it is in fact a cyclical business. There are always ups and downs in the market and you won’t always see a shifting market before it happens. lake union floating homes
  2. There are fewer competing floating homes for sale. Fortunately for you, the holidays and the overshadowing belief that one should wait until spring will keep your competition at bay.  In addition, We have sold most of the inventory so you really only have a couple floating homes that the buyer pool is looking at. Fewer competing homes on the market means more competing buyers and in this case – serious buyers  – which brings me to #3.
  3. Real Floating home buyers: The ones who are out there on the lake in the freezing cold and “dead of winter” are the ones that are definitely serious.  This is not the warm season of “looky loos” and even the classic “nosy neighbors” tend to not want to venture out into the cold of the Pacific Northwest to check out the digs next door.  This is never more truer than with floating homes.  No one wants to risk their life walking down the slippery dock with the wind whipping up from below.
  4. Statistics from the National Association Of Realtors measured by keyboxes are showing that the number of those serious buyers is high right now.  While this has not historically mattered as much to the typical floating home buyer, interest in our unique properties has increased as people look to us as an alternative housing solution which is ironically more affordable these days.
  5. The political climate is volatile with regards to many facets of life and that affects real estate. Uncertainty can cause the real estate market to slow down and giant looming tax changes could also make buyers reconsider future purchases.  Seattle floating homes tend to be more of an emotional buy than land homes are and emotions usually run high over politics.

Well, first of all, I wanted to congratulate our buyers who closed on their new Seattle floating home in Eastlake a couple days ago.  The market for Seattle floating homes is heated so this was a huge accomplishment.   It is still marked as “Pending” in the MLS as of this moment, but as soon as the listing agent switches it to “Sold” you will see that the market was fiercely competition it.  This Eastlake floating home was listed for $1,000,000.  Completely redone down to the float, this beautiful Seattle floating home had a lot to offer and this was evidenced by the bidding war it achieved both before the offer deadline and then after the deadline, further. In fact, after we had secured it for our buyers, additional buyer interest came in.

This Seattle floating home is located on a condo dock – The Phoenix Dock, which if you read the late  Jeri Callahan’s (The self proclaimed “houseboat lady”) book “Staying Afloat”, you can read about the Phoenix dock and how it actually originated in Westlake and was towed over to Eastlake.  It is quite a charming dock in Eastlake. OH!  I almost forgot the fun part!  For years we have been asked about the burned up houseboat in Eastlake and whether or not the owner will sell it.   The answer was always no because we knew they were having their dream floating home built in Canada to replace the burned up one in the exact footprint. It happened this last week! Seattle’s newest floating home was floated right through The Ballard Locks and put in place on one of the more perfect days in Seattle. What Is For Sale On Lake Union Now?

Lots going on across Lake Union!  There are three Seattle floating homes for sale in Eastlake right now – ranging in price form $525,000 to $1,495,000.  All are two bedrooms which gives you a good indicator that it isn’t about bedroom count for Seattle houseboats! There is one other of the Seattle Floating On-Water Residences for sale in Gas Works Park Marina at $519,000 as well.

Pending Seattle Floating Homes In The NWMLS

There are four Seattle floating homes pending in the NWMLS right now. These range in price from $395,000 for a Portage Bay floating home to $1,298,000 for another Portage bay houseboat.  There is one of each in Westlake and Eastlake pending as well.  They range in bedroom count from 1 to 3 bedrooms and have other individual perks as well.  For instance, our Westlake Floating home for sale is part of a co-op that purchased a money making marina to pay for costs of the dock.  It is currently pending. Each one of these homes is so different and that is why when you are looking at Seattle houseboats it is really important to talk to someone who has the experience needed to help you navigate the waters of lake Union and Seattle Houseboat Living ℠.

Closed Transactions on Lake Union:  Seattle Houseboats SOLD – at least EIGHT IN SIXTY DAYS. 

There were at least two other Floating On-Water Residences as well, but let’s look at the Seattle floating homes segment of Seattle houseboats for sale.  There were six Seattle floating homes that closed in escrow in the NWMLS in the last sixty days.  They ranged in list price from $499,000 to $2,595,000 and range in sales price3 from $465,000 to $2,475,000 with an average sales price to list price ratio of 98.03%.

Average days on market was 26 days for these. They were all around Lake Union in Eastlake, Westlake, and Portage Bay.  The Lake Union Dock had a couple change hands.  Fairview Landing also had one sell. We specialize in floating homes and waterfront homes, so happily we were involved in a third of these home sales. We sold a great one at 2466 Westlake Ave N for $1,350,000 (on the market for just 7 days) and we listed the beautiful white floating home at 2031 Fairview Ave E for $975,000 (it sold in 5 days for $971,000). In the MLS, there are three Seattle houseboats for sale currently in the Seattle floating homes category. They all three have a 1 in front of them.  As in ONE MILLION.  Specifically, there is one available in Portage Bay for $1.1M and two Seattle houseboats available in Eastlake (including one of the Roanoke Reef floating homes) ranging in price from $1,599,900 to $1,795,000. There is also a Seattle houseboat for rent in Eastlake at the end of the dock. In escrow, there is one Seattle floating home on Fairview in Eastlake that is pending – priced just over a million dollars.

Seattle houseboatsIn the last 60 days in the MLS for Seattle houseboats sales, there have been two recorded. Both of these Seattle floating homes were priced under a million dollars…

3012 Fuhrman Ave E #D Listed on 11/22/2014 by Seattle Houseboats Realtor of Cooper Jacobs Real Estate for $229,000 and under contract officially on 11/25/2014.  It closed with a final sales price of $235,000 on 12/18/2014. This little Portage Bay floating home was an absolute writer’s paradise – a perfect Lake Union get away!

2207 Fairview Ave E #1 Listed by another company on 6/25/2014 and went pending in October on 10/07/2014 and then closed another two months later on 12/5/2014. So six month on the market – listed at $800,000 and sold for 91.25% of that asking at a final sales price of $730,000.  It’s a 2 bedroom, 1.5 bath Eastlake floating home with 986 square feet and built in 1920.

Dead of  Seattle winter during the holiday break… what could possibly be shaking down on Seattle Houseboats real estate?

Right now there are only a couple choices in Seattle floating homes for sale and they are both priced between $1.1M and $1.6M – one in Eastlake and one in Portage Bay.

As far as recent sold Seattle houseboats, We listed the little guy in Portage bay at 3012 Fuhrman Ave N, Slip #D for $229,000 and it closed just before Christmas on 12/19 with a final sales price of $235,000.  We also listed and sold the Seattle floating home on 2331 Fairview Ave E, Slip #A which closed on 10/31/2014 and had a final selling price of $345,000.

Seattle Houseboats: What A Difference A Few Weeks Makes In The Floating Home World!

Wow!  What a difference a few weeks makes for Seattle houseboats.


If you want to go back and review my Seattle Floating Homes Market Report from September, then please do so. In the course of three days in the first week or so in October, four Seattle floating homes went pending and one closed in escrow! There are only five Seattle floating homes for sale currently and only 2 of those are under $600k.

Seattle Houseboats:  What A Difference A Few Weeks Makes In The Floating Home World!

Seattle houseboats for sale:  Of the five floating homes available for sale, here is the info:  These range in price from $550,000 to $1,890,000 with a median list price of $1,100,000.  Of these, my favorite is 2017 Fairview Ave E , Slip #O. It has owned moorage – the only one under $600 that owns its own slip.  It is well done, charming, updated, and on a great dock. They are also offering $6000 to go towards your closing costs. It’s a steal…

Pending in the MLS: There are 5 pending Seattle floating homes per the NWMLS.  These Seattle houseboats range in price from $345,000 to $1,300,000.

Seattle houseboats SOLD:  2369 Fairview Ave E #2 has closed in escrow! This is a luxury floating home on the high end Fairview Landing dock. It was listed for $2,950,000 and had a final sales price of $2,850,000 (96.61% sales price to list price). The home is a 3 bedroom 1.75 bath 2150 square foot “houseboat” built in 2009. It sold for $1,325.58 per square foot.

Seattle Houseboats: Catching Up With The Seattle Floating Homes Market Sept 2014

All year long, the story has been low inventory, low inventory, low inventory.  Now we have inventory.  Typically August is pretty quiet for Seattle houseboats sales, so it was no surprise to see that August was slow again. The real surprise, though, was the whole new crop of Seattle floating homes listings that have come on the market.  We have some really cool choices right now which span into every price range.

The 2014 Seattle floating home tour was a success this year and definitely increased interest in this great community.  Add to the the Boats Afloat show this weekend and I would say life on Lake Union is about as exciting as it can be aside from The Fourth Of July! If you are entering the Seattle houseboats world or already a houseboat buyer candidate, then this is truly your time to buy.  Seattle houseboats sellers are motivated because the inventory increase has added competition for the sale of their home.  Buyers are able to pick up some great floating homes right now.

So here are the Seattle houseboats that have sold in the floating home world (both on market and off market that I know about):

1. Sleepless in Seattle:  All the buzz is about Sleepless.  The house where Tom Hanks resided in while Meg Ryan chased after him in the original stalker movie – before stalking was actually even a thing besides in National Geographic and horror flicks… The Sleepless in Seattle houseboat has an amazing main level and a very dated upper level which I am sure the new owner will remedy.  It has one of the largest floats on the lake and also one of the largest moorage spaces on Lake Union if you have a boat you want to tie up to your house. It is definitely worth the over two million paid for it.  We almost sold it a couple times in the last year or so for over two million so we weren’t surprised. I knew it had been sold a couple months ago and put it here in my blog, but was politely asked to not report it yet.  The secret is out.  It is sold. Over two million dollars and a great deal in my opinion for one of the Duck Tour’s favorite shout outs on Lake Union.

2. Two floating homes on the 2025 Fairview Ave E Log Foundation dock also closed in the last 30 days. Slip M was a 625 square foot 1 bedroom and 1 bath houseboat built in 1930.  It was listed for $495,000 and after 428 days on market sold for 93.54% of its list price at $420,000.  Also on that dock was slip H – South facing 900 square foot floating home built in 1917, but updated.  We listed this one for $725,000 and it sold for full price 34 days later.

Seattle Houseboats Pending in Escrow – The Big news on the Lake and I mean big as in expensive and beautiful and amazing is that the Fairview Landing (2369 Fairview Ave E) Seattle luxury floating home listed for $2,950,000 is pending in escrow.  This is a lovely modern concrete dock with beautiful Seattle luxury floating homes and although this particular floating home is on the North side, the neighbors are amazing and so is the house. It’s a big sale on the lake and happy for the new buyers to have gotten on to this phenomenal gated dock.

Seattle houseboats for sale are in all price ranges right now – ranging from an unheard of low in Eastlake houseboats for $365,000 (1 bedroom on Tenas Chuck dock) to Roanoke Reef at $1,890,000.  We love the Tenas Chuck floating home for someone wanting to get on to the lake.

We also love 2017 Fairview Ave , Slip O – 2 bedroom home on a great dock for $617,000!  This one is so cute and appeals to many.  Good choice on one of the most well run coops on the lake. As far as the nicer homes go, we really love the house in Westlake listed for $1,299,000 at 2466 Westlake Ave N, Slip 7. You can have a FORTY FOOT BOAT tied up to your house there and it has been absolutely loved by its current owners.

Seattle Floating Homes For Sale Real Estate Market Summer 2014  Update:

In the last 30 days, the Seattle houseboats inventory has changed so drastically that is is worth doing a market update for the summer of 2014 Lake Union waterfront season.

Active Seattle Houseboats for sale NOW:  Currently, there are 9 Seattle floating homes for sale in the MLS. The range in listing price ($549,950 for a floating home in Fremont to $2,950,000 for one of the luxury Fairview Landing  floating homes) is quite great and there is a Seattle houseboat for sale now for every type of buyer need. The average days on market is 26 days with a range of 10 for one of the Mallard Cove floating homes to 65 days for one of the Roanoke Reef floating homes.  Square footage on these range from 600 square feet to 2150 with an average of 1275.  The average dollar per square foot for these Seattle houseboats is $918.52, but dock position and amenities such as a roof top deck or boat moorage will affect the price of all floating homes.

This Eastlake floating home is moored on one of the most well run coops on Lake Union and this dock happens to be the furthest South in Eastlake making it  extremely desirable.  It is a 2 bedroom with a wide channel and room for your water toys. The list prices range from $449,000 to $725,000.  We actually listed the higher priced of the two and it sold in a little over a month and will close in a couple weeks.

SOLD Seattle Houseboats:  In the last 30 days, there have been 6 Seattle floating homes sold according to what has been reported in the MLS. These range in final sales price from $251,000 to $875,000. We sold or listed half of these Seattle houseboats – three of the six! We have a list of buyers that we are always trying to place into floating homes either before or after they come on the market. Seattle Houseboats MOVING on Memorial Day Weekend

Busy on The Lake…

We called it! The Seattle Houseboats market has heated up and Memorial Day weekend was proof of that.  We sold three Seattle floating homes over the weekend and we know of at least one other on the lake that went under contract.  There are only FOUR Seattle floating homes available for sale at the moment.

Price Range Matters At The Moment-
All four Seattle houseboats that went under contract during the weekend were in the $700,000 and $800,000 range, leaving three lower priced floating homes on the market one million dollar plus floating home in Roanoke Reef.
Additionally, the last slip in Lake Union’s new construction floating home community of Wards Cove is also pending feasibility, so inventory got tighter very quickly.

It’s open season on Seattle floating homes.  Lots of buyers and finally lots of choices!  Don’t let that discourage you if you are interested in selling.  You have a unique product.

Houseboats in Seattle’s Eastlake Neighborhood:

Eastlake floating homes are extremely desirable because of their lovely exposure to the sun and also just general orientation to the lake as a whole.

So, let’s see.. In Eastlake, there are five Seattle Houseboats for sale in the MLS as of today that are floating homes.  These range in price from $449,000 to $1,890,000 with many in between including 2025 Fairview Ave E #R listed for $499,950 and also 2025 Fairview Ave E #H which is second from the end of the dock and listed for $725,000. These two floating homes both have a lot to offer someone looking to live on Lake Union in what is pretty much the ultimate in Seattle Waterfront Living℠.  Houseboat #H has the most amazing grandfathered in accessory float attached to it so you have your own “back yard”.

In addition to the Seattle floating homes for sale in Eastlake, there is one in Fremont and also one in Portage Bay.  These range in price from $635,000 to $875,000.

Seattle floating homes SOLD:

The most recent Seattle floating home that has sold is a Portage Bay cutie in Houseboat Harbor located at 3110 Portage Bay Place, Houseboat #F was listed for $750,000 and had a final sales price of $679,000 (90.53% of list price) after 49 days on the market. This Seattle houseboat was built in 1960 and is about 1500 square feet with 3 bedrooms and 1.75 baths on a float that is approximately 38 feet by 40 feet.  It had owned moorage and also a parking spot so a pretty good buy overall.

OK – So Basically You Have Three Choices…

We know of a few Seattle floating homes that have sold recently off market including a front row Roanoke Reef floating home …  We also know of at least two others about to hit the market so stay tuned, but if you are interested in looking at Seattle houseboats right now, you have three choices.

We recommend this 950 square foot Seattle floating home with a rooftop deck.  It is listed for $499,950.  Here are the remarks from the MLS listing for this Eastlake houseboat:

This is a great opportunity to live life afloat and own your own moorage and great well run co-op dock! Extremely stylish floating home has a beautiful owner’s suite perched on the second floor. Nice open floor plan, kitchen with stainless steel appliances opening up to a casual great room. Fun decks and spaces, plus a roof top deck!

The other two choices are within the same Log Foundation co-op dock.  There is an adorable one on the same dock listed at $449,000 and then a couple docks South but still within the Log Foundation is an end of dock Seattle floating home still located in the Log Foundation and listed for $2,888,000.  It is on the most southern Seattle floating home dock in Eastlake so imagine the Seattle skyline views you have from there! It is supreme.

There is one other “on market” option and that is the very last homesite available at Wards’s Cove.  Ward’s Cove is the newest Seattle floating home dock and 11 out of the 12 slips have sold. It was listed for $630,000, but is currently under $600,000.  Ward’s Cove offers many amenities and some well designed floating home plan options, PLUS it is fee simple ownership.  This is RARE.  Another rare perk?  Parking!

Seattle Floating Homes Spring 2014 Update

Happy Spring, Seattle! Seattle Houseboats! I always love Spring because we start to see more Seattle floating homes coming on the real estate market. This has not been the case as of yet, but we are hopeful that the inventory will increase as the days grow warmer and the sky starts being blue more than grey.

Currently there are three Seattle floating homes for sale in the MLS.  They are all on one of the three Log Foundation docks.  There are two Seattle houseboats for sale on the 2025 Fairview Ave E Log Foundation Dock.  They are priced at $449,000 for a 625 square foot one bedroom floating home ($718.40/sq ft) and $499,950 for a 950 square foot one bedroom floating home ($526.26/sq foot).  In addition to these Seattle houseboats, there is a 3 bedroom end of dock Seattle floating home for sale on the 2017 Fairview Ave E Log Foundation Dock. Again End of dock houseboat so price is set at $2,888,000 for 1000 square feet ($2,888/sq ft).

In the MLS, there is one Seattle floating home pending, but we sold an additional off market Seattle floating home on the Roanoke Reef dock in the last couple of weeks and so we know of two pending overall. The three bedroom over at Portage Bay Place is 1500 square feet and listed for $750,000.  It is currently pending in escrow so we will keep you posted on what it sells for.  The Roanoke Reef floating home we sold is on the coveted front row of the Roanoke Reef dock located at 10 E Roanoke Street in Seattle’s Eastlake neighborhood.  The asking price? $2,150,000.  It is scheduled to close soon so we can share additional details after it closes, but are very excited to have been able to facilitate this one.

Overall, it is the same story:  Low Inventory.  Seattle houseboats are the ultimate in Seattle Waterfront Living℠ so there is always a demand. We have several cash buyers waiting to pounce on the right one, so let us know if you are even thinking about selling.
