Seattle Floating homes Market Mid Summer Update 2013

There are currently 9 Seattle floating homes for sale that are marked as Active.  This number DOES NOT include slips at Ward’s Cove or vessels/barges.  This is only for actual Seattle floating homes.  If you are interested in learning more about the differences between these diffferent types of Seattle houseboats, then we are happy to help guide you through the differences in all aspects.seattle floating homes for sale

The 9 Seattle floating homes for sale right now range in price from $229,000 for a Portage Bay floating home with no owned moorage to $1,250,000 for another Portage Bay floating home with owned moorage.  In between, all the others are in Fairview in Eastlake with one exception of another Portage Bay Place floating home.  The average dollar per square foot for those active homes is $840.02, but that little guy in Portage Bay is seriously throwing off those numbers because it sits at $458/square foot which is consistent with its lack of owned moorage.  The other dollar per square foots range form $623.75 to $1,250.00 a square foot.  With floating homes, it really is about the amenities that come with the home.  Does it have owned moorage for secure ownership?  Does it have space for a recreational boat to be tied up to the home?  Is there parking? Roof top deck? Style of home?  Size of float, view, location on the dock itself, the list goes on.  Long story short, there will always be a range and each home is different. Getting an evaluation from one of us is the best way to find out how much yours is worth and Molly and I are happy to talk to you!

Currently, there are only 4 Seattle floating homes for sale – three of which are in the million dollar plus range.  The lowest priced Seattle floating home for sale right now is priced at $499,000 and in the Eastlake neighborhood.  There are two in Portage Bay for sale right now and one on the Roanoke Reef dock in Eastlake.  The price on these range from $499,000 for 2331 Fairview Ave E #C  to $1,675,000 for 10 E Roanoke Street # 10 – both listed by Cooper Jacobs Real Estate Seattle Floating Homes Brokers  Courtney Cooper and Molly Cartwright.

There are three floating homes pending inspection or pending right now as well.  One is in Portage Bay for just under $500,000, and two are in Eastlake and priced between $475,000 and $825,000.  Both of these were on the market for under 30 days demonstrating the demand from current Seattle floating home prospective buyers.

One Seattle floating home in Roanoke Reef (#3) has closed in the last 30 days.  It was listed for $1,490,000 and sold for $1,357,000.

Getting it ready for the houseboat market:  One component of a quick sale is proper preparation.  This requires a broker who specializes in not only floating homes, but innovative and creative marketing that is unique when compared to other brokers.  Courtney Cooper with help from Molly Cartwright initially listed the floating home located at 2031 Fairview Ave E (Houseboat # E) and the recipe for success was put in place which included a variety of ingredients.

 From the listing brokers:

A luxury home Stager was brought in and  a professional photographer lined up.  A housekeeper contributed to the process as well.  Cooper Jacobs Real Estate already owns the domain for this dock address (as well as others around the lake) so setting up a website that specializes in the listings that they represent on these docks is an extremely useful tool for consumers when looking for floating homes.  We have other sites that we feature our listings on as well as the address site including CooperJacobs.com. SeattleAfloat.com, and many more.  Your Seattle floating home will be found by anyone looking.  In fact, they can’t avoid finding it.

You can reach brokers who specialize in houseboats at houseboats@cooperjacobs.com.  If you are interested in learning more about the current market or finding our the value of your Seattle floating home, you can email: homes@SeattleAfloat.com.  In addition, here is the full detail sheet of the current 2013 market:  Seattle Floating Homes 2013 Market.

Seattle Houseboats For Sale Right Now Have Great Range In Price Points

Seattle Houseboats For Sale Right Now Have Great Range In Price Points – There really is something out there for everyone, but what makes them so different in price?

There are currently 13 Active Seattle Houseboats for sale right now in the MLS. Lots of good choices and most of them boast owned Lake Union moorage for their slips whether it be fee simple as in Roanoke Reef, condominium moorage or cooperative moorage. Only 2 of the 13 are on leased moorage – this means they do not own the slip their homes are in, but rather rent it from the owner.

Priced in Seattle floating homes range greatly right now from $325,000 for a charming Seattle houseboat in Westlake to more than ten times that price at $3,800,000 for a high end newer custom beauty on the Eastlake side.

Variables in Seattle houseboats can range from type of houseboat moorage (owned or leased) to size and style of construction or even bells and whistles as every floating home is different.

Here is a good list to consider when wondering how a Seattle houseboat is priced:

  • Type of moorage for the houseboat slip itself (leased or owned)
  • If owned, what type (condo, fee simple, co-op, or combo)
  • The strength of the dock members itself (some docks are going to be better than others in terms of finances , maintenance, and cohesiveness of dock members overall.
  • moorage for a boat – if so how big of a slip?
  • Parking?
  • Dues/taxes
  • age/maintenance/upkeep of floating home itself
  • roof top?
  • square footage?
  • gas on dock?
  • views?
  • pet policy?
  • nearby amenities
  • is there a DNR lease?
  • outdoor spaces and connectivity to water
  • channel views between docks
  • type of construction/type of float
  • security

There are of course other factors as each individual has different preferences.  It is just difficult to give Seattle floating homes an overall dollar per square foot estimate as each one is so different.  You can only compare them to recent sales to get numbers.

For instance, we recently sold a beautiful Portage Bay floating home at 1214 E Hamlin #3 for $645,000.  It is a one bedroom with roughly 800 square feet.  This makes the two bedroom  2321 Fairview #3 a complete bargain at it’s listed asking price of $595,000.  You can also find amazing prices on the Westlake Floating homes near Fremont – with easy walk to tons of life in Fremont, Queen Anne, or Downtown, not to mention of course South Lake Union.  Call if you want to check them out 206-850-8841
