By Courtney Cooper, Realtor, Cooper Jacobs Real Estate, courtney@cooperjacobs.com, 206-850-8841, on August 31st, 2011% Seattle Floating Homes Market Update – End of August 2011 (Is that possible????)
Here we are 8/31/2011. Summer is pretty much over although it finally feels like we are getting some warmer weather here and there. Seattle houseboats are still well into their prime season and the choices afloat on Lake Union are vast. If you are interested in buying a Seattle houseboat, now is a great time to look. I actually haven’t seen so many choices in the last few years at one time – and they are in all price ranges.
Current offerings range from $219,950 for a little guy on Boyer Ave E to $1,395,000 for one of the Roanoke Reef houseboats. There are 16 Seattle floating homes on the market right now with a median price of $650,000. You can find these Seattle houseboats on Lake Union docks in Eastlake, Westlake, and Portage Bay. There are leased and owned moorage options. Let us know if you are curious about what might be the best fit for you.
Seattle Floating Homes Sales Numbers August 2011 – How is the houseboat market?

By Courtney Cooper, Realtor, Cooper Jacobs Real Estate, courtney@cooperjacobs.com, 206-850-8841, on June 9th, 2011% Seattle Floating Homes Market Heating Up:
June is here and we have a tiny bit of sun, but already it is affecting the Seattle floating homes real estate market. We have had two floating homes go pending already this month. These floating homes are located in both Eastlake and Westlake – one on the 2764 Westlake Ave N dock listed at $399,000 for a 2 bedroom and one on the 2025 Fairview Ave E dock listed at $525,000 for a 1 bedroom.
To put that in perspective, there has been one that has closed in the last 180 days and it was last month – a great little Seattle houseboat on the 2420 Westlake Ave N dock (listed for $530,000 and sold for list price in 14 days. Just a little guy – 1 bedroom and 1 bath).
Inventory of Seattle floating homes for sale remains higher. Despite the fact that there are 12 Seattle floating homes for sale right now (that are listed – we know of a few others that are strictly by appointment and not published in the MLS), many Seattle houseboat buyers are still left feeling like they must compromise or nothing on the market completely fits what they need. Even just one or two more choices could really make the difference so please let us know if you are interested in listing (courtney@seattleafloat.com or molly@cooperjacobs.com) your Seattle houseboat.
What is for sale?
Current actives range in price from $199,000 for a floating home on a leased dock (not co-op or condo moorage for the house there) to $3,450,000 for a floating marvel complete with parking and about every perk you can imagine except for a more affordable price tag. Both of these are out of the range of what is normal for Seattle floating homes prices right now. The median price for the Seattle floating homes for sale right now is $777,000.

By Courtney Cooper, Realtor, Cooper Jacobs Real Estate, courtney@cooperjacobs.com, 206-850-8841, on May 13th, 2010% Well the NWMLS has really gone a little haywire with the changeover to the new Matrix software. As a result, Seattle houseboats for sale are not being updated correctly in the MLS or any of the sites that the listings feed to. Many are still showing without pictures to the public sites even though many professional pictures have been loaded in to the MLS. The glitch should be resolved soon, but in the mean time, I wanted to make sure and get some complete and current data out there for what is available in the Seattle Floating Homes market.
Eastlake, Westlake, Northlake, and Portage Bay Floating Homes For Sale
On The Dox dock – a 2 bedroom 1 bath with an astounding 1450 square feet and soaring ceilings for only $650,000

The Lake Union Dock – 2 bedroom/1.5 bath reverse floor plan with really cool cork flooring and great decks plus the best roof top deck I have been on since the last Roanoke Reef floating home that sold. No idea on the square footage but feels pretty spacious and nice views. $749,000
Westlake Cove – The Westlake portion of Lake Union – Brand new carpet, this half bedroom/studio floating home has lots of spaces and an amazing entertaining sized kitchen. Sleeping loft and room to go up a level make this one a great investment on Lake Union! $349,990
The Log Foundation – 2 bedroom with really large utility room and a deeded parking space – I think it is a little over 900 square feet, but no mention of it in the listing – reverse floor plan on this one, too. $769,000
Boyer in Portage Bay– 2 bedroom/1.75 bath 2000 square feet with interest in additional moorage on the dock $2,200,000 (I also saw this one is available for rent for $5500/mo. if you are interested in renting a Seattle houseboat)
Westlake Cove – 2 bedroom 1 bath floating home often mistaken by tourists as the Sleepless in Seattle houseboat, this one has one of the biggest decks I have seen (except for the Sleepless houseboatJ) – adjacent moorage is available for up to 20 feet – great wide channel and lovely views of Lake Union $525,000
The Old Boathouse – Artist inspired obviously – very cool remodel – 2 bedroom, 1.75 bath with a great view over the houseboat in front of you – has moorage. Great dock position – second from end. 1151 sq ft $749,950

By Courtney Cooper, Realtor, Cooper Jacobs Real Estate, courtney@cooperjacobs.com, 206-850-8841, on May 9th, 2010% Westlake is such a calm section of Lake Union and this floating home is in Westlake Cove! Westlake Cove is a secret oasis right before you reach Fremont when going North on Westlake Ave N. Off the beaten path just a little bit, but right on the Lake Union Loop, this close knit community has a lot to offer! Quick access to all that Downtown Seattle & Lake Union have to offer, with Fremont, the Burke-Gilman Trail, and the Ship Canal Trail at your finger tips, and at the base of Queen Anne, Westlake has a lot going for it! Seattle houseboats that have found their way here enjoy lapping Lake Union to lull them to sleep at night, but still get in on all the action of Seattle’s most urban lake.
Right now there are three Seattle floating homes available for purchase in Westlake with two in Westlake Cove itself. They range in price from an amazing low $349,990 for a great condo alternative (cheaper than a condo overall when you look at all costs including dues and taxes actually) historic Seattle houseboat with room to go up a level for future potential to $749,950 for a nicely remodeled floating home second from the end of the dock.
The newest Westlake houseboat for sale right now is a great two bedroom floating home complete with a sauna built into the bathroom! It has a huge wrap around deck big enough for a school of kayaks or canoes and also has moorage available in the adjacent slip for up to twenty feet. The dues and taxes are low for this home and it is on a wide waterfront channel. The asking price? An astonishing $525,000 which is incredibly affordable for a two bedroom with so much charm and waterfront beauty.
