Current Seattle Houseboats For Sale

Well the NWMLS has really gone a little haywire with the changeover to the new Matrix software. As a result, Seattle houseboats for sale are not being updated correctly in the MLS or any of the sites that the listings feed to. Many are still showing without pictures to the public sites even though many professional pictures have been loaded in to the MLS. The glitch should be resolved soon, but in the mean time, I wanted to make sure and get some complete and current data out there for what is available in the Seattle Floating Homes market.

Eastlake, Westlake, Northlake, and Portage Bay Floating Homes For Sale

On The Dox dock – a 2 bedroom 1 bath with an astounding 1450 square feet and soaring ceilings for only $650,000

The Log Foundation – an amazing 1 bedroom floating home with HUGE spaces and a great roof top spot to perch over Lake Union 936 sq ft $749,000

The Lake Union Dock – 2 bedroom/1.5 bath reverse floor plan with really cool cork flooring and great decks plus the best roof top deck I have been on since the last Roanoke Reef floating home that sold. No idea on the square footage but feels pretty spacious and nice views. $749,000

Westlake Cove – The Westlake portion of Lake Union – Brand new carpet, this half bedroom/studio floating home has lots of spaces and an amazing entertaining sized kitchen. Sleeping loft and room to go up a level make this one a great investment on Lake Union! $349,990

The Log Foundation – 2 bedroom with really large utility room and a deeded parking space – I think it is a little over 900 square feet, but no mention of it in the listing – reverse floor plan on this one, too. $769,000

Boyer in Portage Bay– 2 bedroom/1.75 bath 2000 square feet with interest in additional moorage on the dock $2,200,000 (I also saw this one is available for rent for $5500/mo. if you are interested in renting a Seattle houseboat)

Westlake Cove – 2 bedroom 1 bath floating home often mistaken by tourists as the Sleepless in Seattle houseboat, this one has one of the biggest decks I have seen (except for the Sleepless houseboatJ) – adjacent moorage is available for up to 20 feet – great wide channel and lovely views of Lake Union $525,000

The Old Boathouse – Artist inspired obviously – very cool remodel – 2 bedroom, 1.75 bath with a great view over the houseboat in front of you – has moorage. Great dock position – second from end. 1151 sq ft $749,950

Lee’s Mooring – 2 bedroom 1.5 bath super cool modern floating home – Big wall of windows… $799,950

Westlake Offers Great Opportunity on Lake Union

Westlake is such a calm section of Lake Union and this floating home is in Westlake Cove! Westlake Cove is a secret oasis right before you reach Fremont when going North on Westlake Ave N. Off the beaten path just a little bit, but right on the Lake Union Loop, this close knit community has a lot to offer! Quick access to all that Downtown Seattle & Lake Union have to offer, with Fremont, the Burke-Gilman Trail, and the Ship Canal Trail at your finger tips, and at the base of Queen Anne, Westlake has a lot going for it! Seattle houseboats that have found their way here enjoy lapping Lake Union to lull them to sleep at night, but still get in on all the action of Seattle’s most urban lake.

Right now there are three Seattle floating homes available for purchase in Westlake with two in Westlake Cove itself. They range in price from an amazing low $349,990 for a great condo alternative (cheaper than a condo overall when you look at all costs including dues and taxes actually) historic Seattle houseboat with room to go up a level for future potential to $749,950 for a nicely remodeled floating home second from the end of the dock.

The newest Westlake houseboat for sale right now is a great two bedroom floating home complete with a sauna built into the bathroom! It has a huge wrap around deck big enough for a school of kayaks or canoes and also has moorage available in the adjacent slip for up to twenty feet. The dues and taxes are low for this home and it is on a wide waterfront channel. The asking price? An astonishing $525,000 which is incredibly affordable for a two bedroom with so much charm and waterfront beauty.

Seattle Floating Homes: Less Than $350,000 For This One!

Seattle Floating Homes: Interested in seeing what life is like on a Seattle floating home, but afraid of all the expenses? This is the very cheapest floating home on Lake Union! It is a great houseboat and has the ability for future potential because you can go up a level and get some great views!

The float size is a pretty good size at over 32 feet by 23 feet according to the last dive report and all systems are in good condition and ready for a new owner. The dues are low and cover many expenses including the moorage for the floating home, your portion of the real estate taxes for the dock, water, garbage, and sewer. The property taxes for the home itself are also affordable – who says living in a Seattle houseboat has to be expensive?

Throw your kayak or canoe in the lake and enjoy all that Seattle’s best location has to offer! This is a perfect condo alternative with huge investment potential for your future on this well managed and nicely maintained cooperatively owned dock. Want to see how this compares to other Seattle Houseboats for sale on Lake Union? Current Seattle floating homes listings start in the mid $700,000 range. This is a huge opportunity! Listing agent also willing to contribute $5000 towards your closing costs if you use one of our preferred buyers’ agents – contact realestate@CooperJacobs for additional details on the that credit.

Seattle Houseboats: Floating Homes Are Few And Far Between

Seattle Houseboats:  Floating Homes Are Few And Far Between!  The inventory right now in Seattle floating homes is pretty much non-existent.  Seattle houseboat market update:

Seattle Floating Homes for sale: Right now there are only a couple Seattle floating homes for sale – one of them is on Portage Bay and offers some additional moorage for income potential and the other is a lovely little historical gem that we listed last week.  List range is from $365,500 to $2,200,000.  There was another in Roanoke Reef but it is pending inspection at the moment and falls within that same range of list price.

The real problem right now for potential houseboat buyers is that there is no inventory.  We have the high and the low end represented in this batch, but there are a real lack of Seattle floating homes in the $550,000 to $950,000 range which is where I see a lot of the demand. Obviously getting your foot into the door on a Seattle houseboat priced at $365,500 is also pretty desire able which is why we have had a lot of attention and activity at the home we have listed at 2764 Westlake Ave N!

Other Seattle Houseboats for sale (vessels, barges):

Vessels and barges are lower priced and boats rather than real estate so they fall into a completely different category of Seattle houseboat than the floating homes do.  Current listings for these other types of Seattle houseboats or liveaboards range from $110,000 all the way up to $385,000 and $395,000 with 7 or 8 available to choose from at the moment.

Recent Seattle houseboats that have sold or are pending:

Roanoke Reef has one pending sale and there is also a smaller floating home pending on Portage Bay.  In the last 6 months there have been 11 closed Seattle floating homes sales and 3 closed vessel sales. Stat Averages for these are as follows:  $765,929 listing price, 1645  square feet, 140 days on market, $709,552 average selling price.

Seattle houseboat Real Estate Market 2010 Summary:

Seattle houseboats are in demand! If you have been thinking about selling your Seattle floating home, then right would be PERFECT.  There is little or no competition and the floating home market has for the most part not been seriously impacted by the rest of the Seattle real estate market.

Let us know if you want a market analysis and competitive bid for the listing of your Seattle floating home.  We always clean, stage, and market our listings to the fullest and would love to see your Seattle houseboat! homes@seattleafloat.com
