    Where Are The Seattle Floating Homes Located?

    It seems pretty obvious to most of us where they are, but we are local and people outside of Seattle really don’t know. Many out of state visitors come here only with the Sleepless In Seattle frame of reference for where Seattle houseboats actually are in Seattle. Any Seattle local who has seen this 1993 Tom Hanks and Meg Ryan movie (which I affectionately call the STALKER movie) knows that when Tom sets out in his little row boat from his Lake Union houseboat, he won’t end up in the Puget Sound at Alki any time soon.

    This is why people want to know: Where are Seattle floating homes located in Seattle?

    It is important to first know that Seattle houseboats used to be a lot more prevalent in the city even being in Lake Washington along the shores of Madison Park just to name one spot, but also along the Duwamish River down in the South Park area.  Over the last 100 years they have dwindled for various reasons which is probably a good idea for me to write a series of at least 10 posts.  The city has gone from thousands of floating homes and shacks to a little over 500 in present day. These 500 or so surviving Seattle floating homes (and some new construction) are located on Lake Union and Portage bay in various locations.

      When I saw this large concrete Seattle floating home float being towed across Lake Union, I assumed it was on its way to Ward’s Cove when all the new construction in Seattle floating homes is happening.  While walking my weekly Lake Union loop, I was excited and surprised to see it on the Fairview Landings dock!

      New construction and Seattle floating homes are two terms that usually do not go together.  There are times when an older floating home can be taken down to the float and rebuilt, but a brand new Seattle houseboat is rare on Lake Union!  There are only so many moorage slips and restrictions are such that it is nearly impossible to add more docks unless exactly the right criteria is present.  This is what makes Ward’s Cove so coveted and also Fairview Landings.

        Late in August is a great time of year to tour houseboats around Lake Union. Over the weekend we showed a long time married couple and current residents of Sammamish, WA several places listed on Lake Union. They have owned their Seattle suburbs home for over 20 years and yearn for change. They have a sailboat and like the idea of bringing it along side their future Seattle floating home so when they contacted us we jumped into action.

          This Just In!!! Seattle Houseboat Lending Opens Up Again!

          Just came across my desk this afternoon!  Seattle Houseboat lending is wide open again!

          From Denise Carlson at Seattle Metropolitan:

          We have great news to share……    We are back online with our houseboat lending program.  Below is the update we have made to our program guidelines.  

          seattle houseboatsAug. 2011 update:  City of Seattle’s Shoreline Management plan is being revised and will most likely impact the houseboat community in some way.  Information is currently being gathered by the City.  The final plan will be drafted and submitted to the City Council for approval.  Once approved, it will then be sent to the Department of Ecology for their approval.  The estimated timeline looks to extend to year end 2011.  Details of the plan are uncertain at this time and pertain to various aspects of above water living, including the treatment of gray water and the % of ‘live aboards’ allowed around the lake.  There is uncertainty as to the impact on houseboat values any future changes in the SMP may create.  Given this uncertainty, SMCU has modified the requirements to the existing houseboat loan program to allow lending in this program as well as compensate for any potential negative impact as follows:

           

          • Minimum FICO score of 680 – no change
          • 45% maximum DTI – new
          • Minimum of 2 months documented reserves required on all transactions.
          • No other program details have been changed

            While showing a darling floating home to a client the other day, as if right on cue, the Queen of Seattle Paddle Wheel happened to glide by on Lake Union.  I couldn’t have timed it better myself.

            I was praying for a stellar seaplane to land but no luck…we settled for the quaint geese struttin’ their stuff around the dock.

            Lake Union is hugely popular and entertaining.  Just sit on your roof top and soak in the sights and sounds.  No more re-runs!

            So many reasons to love Eastlake, Westlake, Portage Bay and Fremont floating home communities.  One reason is the safety factor.  This tight knit community prides itself on having a great reputation.  So enjoy your anonymity but a helping hand is just right across the water to the next float when you need it.

              June is here and we have a tiny bit of sun, but already it is affecting the Seattle floating homes real estate market.  We have had two floating homes go pending already this month. These floating homes are located in both Eastlake and Westlake – one on the 2764 Westlake Ave N dock listed at $399,000 for a 2 bedroom and one on the 2025 Fairview Ave E dock listed at $525,000 for a 1 bedroom.

              To put that in perspective, there has been one that has closed in the last 180 days and it was last month – a great little Seattle houseboat on the 2420 Westlake Ave N dock (listed for $530,000 and sold for list price in 14 days.  Just a little guy – 1 bedroom and 1 bath). 

              Inventory of Seattle floating homes for sale remains higher. Despite the fact that there are 12 Seattle floating homes for sale right now (that are listed – we know of a few others that are strictly by appointment and not published in the MLS), many Seattle houseboat buyers are still left feeling like they must compromise or nothing on the market completely fits what they need.               What is for sale?

              Current actives range in price from $199,000 for a floating home on a leased dock (not co-op or condo moorage for the house there) to $3,450,000 for a floating marvel complete with parking and about every perk you can imagine except for a more affordable price tag.  Both of these are out of the range of what is normal for Seattle floating homes prices right now.  The median price for the Seattle floating homes for sale right now is $777,000.

                Yes, I do love Lake Union!  Here is a great shot I got of Lake Union from Gas Works Park while I was checking out the  collection of stand up paddle boards at Urban Surf (they have a great selection of SUP boards along with all kinds of other great gear) on Northlake…..  You can see over to the right across the lake the colorful Seattle houseboats at Roanoke Reef.  I love the flowers on the ground!

This is up from the last year so get out there and take a peek at the inventory.

                    There are five Eastlake floating homes ranging in price from $199,000 for a floating home on a leased dock (does not own its moorage) to $3,450,000 for the Ferrari of Seattle houseboats on the Fairview Landings Dock.  In between, you have a few more of the norm priced at $485,000, $525,000, and $849,000.  Molly and I have our favorite among these, so let us show you what we think is the best of the best of Eastlake houseboats right now.

                    Westlake Floating Homes…

                    There are also five Westlake floating homes for sale right now! These range from $299,000 for a perfect starter Seattle houseboat with OWNED moorage and cheap dues (think better than condo prices and way lower on taxes and dues – ask me if you don’t believe me and I will show you the numbers) to $875,000 for a great Westlake floating home on the 2420 dock.  Other prices on the Westlake side?  $399,000 in Westlake Cove, $530,000 for another on the 2420 dock, and $850,000 for an END OF DOCK Seattle floating home (PS – If you are looking to live at the end of the dock on Lake Union, then you should know that these rarely go for under a million, so come see it!!!!).

                    Portage Bay Floating Homes…

                    There are two Portage Bay Floating homes for sale (one is creeping into Eastlake so you get the best of both worlds).  They are priced at $649,000 and $765,000 and include land and parking with one of them PLUS a land side cottage.
