Westlake is one of the highlights of our Seattle floating homes neighborhood. It is truly coveted, but sometimes overlooked. The truth is that Lake Union floating homes in Westlake don’t change hands nearly as often as other parts of our community. Tom Hanks knew this when he lived here in 1993’s blockbuster hit Sleepless In Seattle. Just one stop into the Westlake Deli will keep you coming back for more. The neighborhood is also located on the acclaimed Cheshiahud Loop which offers lots of great options for connecting North to Fremont, Burke Gilman Trail, and more, plus South to South Lake Union and Downtown. Additionally, Queen Anne is right there and depending on where you are in Westlake, there is also an easy foot bridge across Westlake Ave N. It’s limitless.

Our bike/walk path is the best in Seattle from Fisherman’s terminal to Amazonville. Also, though Fremont is very walkable and close to us (0.8 mile to PCC), we are also only 1.4 miles to Queen Anne’s neighborhood – an area we always identify with and use daily – several restaurants (re-opening someday), Trader Joes, nail places, pet places, dry cleaners, indoor pool..

 I can understand why some people think Westlake is much busier, but it’s quiet on the water and more accessible location. When I lived on Fairview, I had also thought Westlake was more exposed… until I moved to Westlake and soon after I moved there, I appreciated it much more.”

Seattle Houseboats: Floating Homes Market Report

Seattle Afloat’s Molly & Courtney sold three of the FOUR floating homes in the two months.

We are deep into the 2019 holiday season now and Molly and I are so thankful for the fabulous year that we have had. We love this community so much and appreciate that you think of us first when it comes to buying or selling your Seattle floating home. Let’s catch up on the Seattle floating homes market over the last couple of months! There are five floating homes for sale in Seattle currently. They range in price from $550,000 for a two bedroom with a long term lease in Portage Bay to $3,200,000 for a brand new construction luxury floating home with a basement in Portage Bay. Three of these Seattle floating homes are in Portage Bay, one is in Fremont, and one is in Eastlake. The average list price is $1,710,000 and the average dollar per square foot is $1061.82 with a range from $672.37 to $1,315.79.

Looking at closed sales in the last sixty days, there have been four Seattle floating homes for sale that have sold through the MLS that range in price from $500,000 to $2,700,000 with a median sales price of $882,500 and an average days on market of 54 days. Three of these were in Portage Bay and one was in Westlake. The average sales price to list price for these floating homes was 95.67%. Molly and I sold three out of four of these! We would sometimes attach our pet bike carrier since our favorite bar in Fremont Norm’s on 36th Ave allows dogs inside!

We walk out our sliding glass door and hop on our Paddleboards and other water toys to unwind after a long working day.  However our favorite time is in the early morning hours when the city is still sleeping. SUP yoga anyone?

We love to watch the beautiful yachts cruise into the Westlake marinas and play a game of how this billionaire made their profits!  Plus we like the privacy of living next to a quiet marina instead of a house around every corner.

Nature is everywhere we look and our favorite is to see the Blue Heron hunt for its food right outside our door.

What Is For Sale On Lake Union Now?

Lots going on across Lake Union!  There are three Seattle floating homes for sale in Eastlake right now – ranging in price form $525,000 to $1,495,000.  All are two bedrooms which gives you a good indicator that it isn’t about bedroom count for Seattle houseboats! There is one other of the Seattle Floating On-Water Residences for sale in Gas Works Park Marina at $519,000 as well.

Pending Seattle Floating Homes In The NWMLS

There are four Seattle floating homes pending in the NWMLS right now. These range in price from $395,000 for a Portage Bay floating home to $1,298,000 for another Portage bay houseboat.  There is one of each in Westlake and Eastlake pending as well.  They range in bedroom count from 1 to 3 bedrooms and have other individual perks as well.  For instance, our Westlake Floating home for sale is part of a co-op that purchased a money making marina to pay for costs of the dock.  It is currently pending. Each one of these homes is so different and that is why when you are looking at Seattle houseboats it is really important to talk to someone who has the experience needed to help you navigate the waters of lake Union and Seattle Houseboat Living ℠.

Closed Transactions on Lake Union:  Seattle Houseboats SOLD – at least EIGHT IN SIXTY DAYS. 

There were at least two other Floating On-Water Residences as well, but let’s look at the Seattle floating homes segment of Seattle houseboats for sale.  There were six Seattle floating homes that closed in escrow in the NWMLS in the last sixty days.  They ranged in list price from $499,000 to $2,595,000 and range in sales price3 from $465,000 to $2,475,000 with an average sales price to list price ratio of 98.03%.

Average days on market was 26 days for these. They were all around Lake Union in Eastlake, Westlake, and Portage Bay.  The Lake Union Dock had a couple change hands.  Fairview Landing also had one sell. We specialize in floating homes and waterfront homes, so happily we were involved in a third of these home sales. Molly and I sold a great one at 2466 Westlake Ave N for $1,350,000 (on the market for just 7 days) and we listed the beautiful white floating home at 2031 Fairview Ave E for $975,000 (it sold in 5 days for $971,000). It is difficult to judge these unique Seattle waterfront homes by dollar per square foot.  The range of dollar per square foot pricing is as unique as each of these homes – ranging from $525.42 to $1225.85.  The median price was $1,160,000.  For Seattle houseboats, it really is about your unique needs. Seattle Is Afloat! There are several pending Seattle houseboats in the MLS as well, but I wanted to go ahead and get some basic info about what is available for sale on Lake Union right now. There are FIVE ACTIVE Seattle floating homes for sale currently in the NWMLS. There are also a couple Seattle houseboats for rent if you are interested in those so please let us know.

A quick note about Lake Union water homes definitions… (This post is about just SEATTLE FLOATING HOMES for sale.  The term “Seattle houseboats” is an umbrella term which covers floating homes, vessels, barges, and now Seattle floating on-water residences. It has recently become unnecessarily more intricate than it ever needed to be, but it is what it is and we would be happy to help clarify it for you.  Historically, though, Seattlelites refer to all forms of these types of floating abodes as Seattle Houseboats“.)

There are five Seattle floating homes that are for sale currently.  They range in price from $395,000 for a 1 bedroom in Portage Bay to $1,595,000 for a 2 bedroom floating gem in the prestigious Mallard Cove floating homes community in Eastlake. The median list price of these incedible Lake Union floating residences is $948,000 which also happens to be the list price of our Westlake floating home for sale right now.  There are two Eastlake houseboats for sale in this mix, two in Portage Bay, and one in Westlake.  All three Lake Union houseboats communities offer different Seattle Waterfront Living styles and each one is unique in character and charm. The average days on market is 21 days currently and the average dollar per square foot is $802.91 per square foot.  Square footage on floating home docks is not a reliable source of value always because there are so many structures of ownership to take into account.  Each Seattle floating home is different and there are also no two docks alike on Lake Union.

You have to go back over a hundred years and look beyond Lake Union to see the roots of Seattle houseboats.  Beth Means and Bill Keasler  wrote a great piece about Seattle houseboats history on The Seattle Floating Homes Association website.  Seattle Floating homes have played a significant part in shaping the city’s history and landscape.  We at Seattle Afloat have a whole category on this site dedicated to it: Seattle houseboats history on Seattle Afloat.

Seattle Houseboats Happenings: Lake Union Ramblings

Seattle Floating Homes Association Website – One word: Gorgeous.  The updated Floating Homes Association website is fresh and beautiful.. I am jealous I didn’t make it myself.  Love it.  Kudos! You can see it here: www.seattlefloatinghomes.org Jann, I know you had a hand in that and it’s amazing!  You can see all the newsletters, updates, tour info, etc.  I particularly am fond of the Seattle houseboats history page.

Reality TV and Seattle houseboats.  It’s been overdone already. Have you watched  those shows on HGTV and other channels?  Molly and I get phone calls almost every other week from producers hoping to film the next reality TV show featuring  Seattle houseboats and us.  They ask us to be on these shows, but we say NO.  We STRONGLY believe that protecting the Seattle houseboat community’s privacy is far more important than cheap fame for ourselves.  We appreciate all that the Seattle floating home community has given to us and we would never ever cross what we feel is a strong trust boundary.

FSBO Seattle floating homes – dining room 2Word on the docks is lots of private sales going on.  Last night it was the talk of the Seattle Floating Homes Association meeting.  Molly verified it with Krista Todd at Sound Community and I verified it with Phil Miller who is a local legend and closes most of the floating homes in escrow.  Of course being real estate agents, we are partial to the idea of listing your home in the NWMLS (with Cooper Jacobs Real Estate preferably), but putting that aside, why aren’t you listing your floating home with a Realtor (please also make sure they are actual dues paying Realtors who abide by a code of ethics)? The Realtor’s commissions aren’t that high in comparison with how much more money the open real estate market would bring you in the form of a higher sales price.  I know news travels fast on the docks when someone is ready to sell, but even that can’t compare to the global exposure the MLS and the internet offer. I would love to hear some feedback on this.   Many FSBO buyers have the false misconception that if they go around the listing agent then they will be able to get the home for a discount to the tune of that full listing broker and selling broker commission.  That simply isn’t true.  While the seller may be willing to give you somewhat of a discount, in most cases they will more likely want to pocket the savings of not listing it themselves.  Any discount you could have gotten would easily be beaten by a skilled real estate agent in a negotiation.

Seattle Houseboat Living: Many people ask me what living on a floating home is like. I tell them, with skepticism in their eyes, that it’s one of the coolest Seattle communities you can possibly find. No, I don’t live on one myself but I do appreciate them. If I had to clock in, I’d say I’m close to full time on a floating home between showings, open houses, and writing about them.

Pending Properties range from a Portage Bay Houseboat on Hamlin Street listed for $645,000 to a beautiful end of dock Eastlake Seattle floating home with huge sweeping views of the city priced at $2,250,000.  In between there are two other pending sales in both Westlake and Portage Bay.  The median price of these Seattle Houseboats for sale in the MLS is $845,000.  In addition to these pending houseboats, there is one that has sold and closed in the last month.  2031 Fairview Ave E #E was listed at $749,000 and sold for $676,500 in 62 days on market which is much lower than the current average days on market of 143 days.

Lake Union, Happy 4th of July! – Here Is Some Of The Latest In Seattle Floating Homes – Both In The MLS And Not Listed

Happy 4th Of July!

There is no better place in greater Seattle to enjoy the festivities of the 4th of July than Lake Union. I first discovered this about 15 years ago on the bow of a boat in Westlake snuggled up to my college boyfriend (thanks Pete) at the time. It was raining of course and it did not matter. The fireworks over Lake Union are nothing short of magical and each year it still surprises me how beautiful they are. It is never the same experience and I never tire of it.

Seattle is a jaw dropping fantastic place to live and work – anyone can find something special in this city. Lake Union special and Lake Union homes are special, so here are the latest on Seattle houseboats – both in Lake Union and Portage Bay.

Seattle houseboats for sale: Lots going on out there – both in the MLS and not in the MLS. I know of at least four Seattle floating homes that are not listed but are available or will be available soon and two of them are at the ends of the docks. End of dock moorage is always something people are interested in so it is fun to track how fast they sell. Let us know if you are interested in any off market Seattle houseboat opportunities so we can either get you in there or keep you posted as to their availability.

In looking at Seattle houseboats in the MLS (including floating homes, vessels, and barges) there are currently 19 opportunities*** to live life afloat on Lake Union or Portage Bay plus a handful of Lake Union slips available for new houseboat moorage. “Houseboats” is a general term and refers to all three types of homes that happen to be on the water. Seattle floating homes are the houseboats I generally refer to in most of the posts I write on SeattleAfloat and elsewhere.

So here are details on the current market regarding the Seattle floating homes for sale in the MLS right now:

Westlake & Northlake Houseboats – there are 4 Westlake houseboats in the NWMLS for sale right now ranging from $325,000 for a historic Seattle houseboat to $975,000 for a new beauty near the Sleepless in Seattle houseboat. In between those ranges, there is a great Westlake floating home on a wide channel with good views into Lake Union and opportunity for boat moorage for only $489,000. In Fremont there is a great dock: Lee’s Mooring and a beautiful floating home for sale on that one for $799,950.

Portage Bay Houseboats – Two floating homes there for sale in the MLS priced at $645,000 and $739,000 (E Shelby St & E Hamlin St).

Eastlake Houseboats: One of the Roanoke Reef houseboats on the front row is for sale- gorgeous views and nice spacious home $1,720,000, There are 4 other opportunities to live on Lake Union along Fairview in an existing houseboat. They range from $575,000 to $749,000 for the four Seattle floating homes for sale***. A really great one is this charming and beautiful Eastlake houseboat for sale on the Willow Dock – it has hardwood floors, a gas fireplace, wrap around deck, moorage for two boats, and lovely radiant heated slate floors in the bath. It is a really great buy on Lake Union at $625,000.

Lake Union Moorage Slips: If you are interested in building or having built a brand new construction houseboat, then look to Ward’s Cove which is one of last brand new Lake Union Moorage slips for sale. There are four in the MLS ranging from $675,000 to $930,000 for the slips on a state of the art dock.

Seattle Houseboats For Sale: Current Floating Homes Market

Wow! A lot can happen in a week! Bring out the sun and outcome the Seattle houseboats for sale! I wanted to update you all on the new floating homes and give you an overall idea of the market. There are now 13 Seattle floating homes for sale – They range from $349,990 for a 100 year old beauty on a co-op dock in Westlake to $1,720,000 for a fee simple ownership floating home in beautiful Roanoke Reef. The median price for these Seattle floating homes for sale is $725,000.

There are currently 4 Westlake floating homes for sale – 2 in Westlake Cove, 1 on the 2420 dock, and a beauty on the dock just North of the Sleepless in Seattle houseboat. This particular one is in the same co-op as Sleepless, but on the South half of the dock just North of it and it is gorgeous! I got a chance to stop in yesterday and see it before my open house. It is listed by famed Rick Miner and he showed me all the great features of this brand new floating home listing. New construction in floating homes is rare and this one is worth seeing!

Seven of these floating homes are in Eastlake. Most Seattle houseboats in Eastlake are on Fairview Ave E, but there are a few docks that fall into other streets. The least expensive floating home on Fairview is a beautiful 1930 houseboat with hardwood floors, radiant heated slate bathroom, roof top view deck, double moorage for multiple boats, and gas on the dock. It is on the beautiful Willow Dock which gets its name from the amazing tree at it’s shore side. There is also a larger floating home on the shore end of the dock with huge spaces – listed at $650,000.

Two homes from the Log Foundation are currently for sale – This is a wonderful floating home community at the South end of Fairview and offers beautiful city views. These are great two bedrooms at $725,000 and $749,000 and happen to be a couple that I love going into. There is also one in Mallard Cove for $1,250,000 – a larger home at 2000 square feet and quite beautiful. The last in Eastlake is the Roanoke Reef home that is currently for sale – it is on the very South end of the dock and has some great spaces including a basement of sorts. In addition, there is one floating home moorage site at Ward’s Cove that offers the newest in floating homes for Seattle. It is listed at $850,000 for the slip.

Other areas of Seattle floating homes: Lee’s Moorings in Northlake aka Fremont has a floating home for sale with a wall of windows – one bedroom at $799,950. It is one of the brightest floating homes we have seen and worth the visit if you are in the market. The dock is very nice, too. Over in Portage Bay, there is a houseboat on Hamlin which just came up for $645,000 – a one bedroom with 800 square feet of living space, but unique shape and quite appealing. I know of one on Boat Street also – high $400’s, brand new, and a great location near the U-District. It is listed with a broker, but has not shown up in the MLS as of yet. I happened to see it while checking on my friend’s houseboat on that dock. The Boat Street dock is leased moorage owned by the University of Washington so the homes are lesser in price, but not as much security for your moorage as an owned dock.

Pending Houseboat Sales – Two Seattle floating homes went pending this last week – one of my favorites on the Lake Union dock in Eastlake and a jaw dropping remodel job in Westlake at the Old Boathouse dock under the Aurora Bridge (This particular one got three offers in a matter of two days). It is gorgeous, too – completely unique and the fridge was an upscale drawer model which really opened up the spaces in there. It has a stunning spiral staircase going up to its view bedrooms and a view deck plus a roof top deck – just amazing. I am sure the lucky new owner will love living there!

Summer is unofficially here even with the rain and the sun breaks have been nice. My Seattle houseboats double open house yesterday was well visited and it is easy to see that while summer may still be right around the corner, it is officially Seattle houseboats season! So I am declaring open season on Seattle floating homes – and here is a great summary of the choices you have out there right now for floating homes.

How about $584 a year for the taxes of your home and only $300 a month for dues? And by the way, the dues cover not only the moorage of the floating home, but also the taxes on the dock, water, sewer, garbage, and misc. dock community expenses. This is cheaper than a condo and even a house plus you get the Seattle floating homes lifestyle on Lake Union and easy access to Downtown Seattle, Queen Anne, South Lake Union, and Fremont… Why would you ever choose a condo or house over this???
