In the MLS, there are three Seattle houseboats for sale currently in the Seattle floating homes category. They all three have a 1 in front of them.  As in ONE MILLION.  Specifically, there is one available in Portage Bay for $1.1M and two Seattle houseboats available in Eastlake (including one of the Roanoke Reef floating homes) ranging in price from $1,599,900 to $1,795,000. There is also a Seattle houseboat for rent in Eastlake at the end of the dock. In escrow, there is one Seattle floating home on Fairview in Eastlake that is pending – priced just over a million dollars.

3012 Fuhrman Ave E #D Listed on 11/22/2014 by Seattle Houseboats Realtor Molly Cartwright and me of Cooper Jacobs Real Estate for $229,000 and under contract officially on 11/25/2014.  It closed with a final sales price of $235,000 on 12/18/2014. This little Portage Bay floating home was an absolute writer’s paradise – a perfect Lake Union get away!

2207 Fairview Ave E #1 Listed by another company on 6/25/2014 and went pending in October on 10/07/2014 and then closed another two months later on 12/5/2014. So six month on the market – listed at $800,000 and sold for 91.25% of that asking at a final sales price of $730,000.  It’s a 2 bedroom, 1.5 bath Eastlake floating home with 986 square feet and built in 1920.

Seattle Houseboats: Catching Up With The Seattle Floating Homes Market Sept 2014

All year long, the story has been low inventory, low inventory, low inventory.  Now we have inventory.  Typically August is pretty quiet for Seattle houseboats sales, so it was no surprise to see that August was slow again. The real surprise, though, was the whole new crop of Seattle floating homes listings that have come on the market.  We have some really cool choices right now which span into every price range.

The 2014 Seattle floating home tour was a success this year and definitely increased interest in this great community.  Add to the the Boats Afloat show this weekend and I would say life on Lake Union is about as exciting as it can be aside from The Fourth Of July! If you are entering the Seattle houseboats world or already a houseboat buyer candidate, then this is truly your time to buy.  Seattle houseboats sellers are motivated because the inventory increase has added competition for the sale of their home.  Buyers are able to pick up some great floating homes right now.

So here are the Seattle houseboats that have sold in the floating home world (both on market and off market that I know about):

Sleepless in Seattle:  All the buzz is about Sleepless.  The house where Tom Hanks resided in while Meg Ryan chased after him in the original stalker movie – before stalking was actually even a thing besides in National Geographic and horror flicks… The Sleepless in Seattle houseboat has an amazing main level and a very dated upper level which I am sure the new owner will remedy.  It has one of the largest floats on the lake and also one of the largest moorage spaces on Lake Union if you have a boat you want to tie up to your house. It is definitely worth the over two million paid for it.  Molly and I almost sold it a couple times in the last year or so for over two million so we weren’t surprised. I knew it had been sold a couple months ago and put it here in my blog, but was politely asked to not report it yet.  The secret is out.  It is sold. Over two million dollars and a great deal in my opinion for one of the Duck Tour’s favorite shout outs on Lake Union.

2. Two floating homes on the 2025 Fairview Ave E Log Foundation dock also closed in the last 30 days. Slip M was a 625 square foot 1 bedroom and 1 bath houseboat built in 1930.  It was listed for $495,000 and after 428 days on market sold for 93.54% of its list price at $420,000.  Also on that dock was slip H – South facing 900 square foot floating home built in 1917, but updated.  Molly and I listed this one for $725,000 and it sold for full price 34 days later.

Seattle Houseboats Pending in Escrow – The Big news on the Lake and I mean big as in expensive and beautiful and amazing is that the Fairview Landing (2369 Fairview Ave E) Seattle luxury floating home listed for $2,950,000 is pending in escrow.  This is a lovely modern concrete dock with beautiful Seattle luxury floating homes and although this particular floating home is on the North side, the neighbors are amazing and so is the house. It’s a big sale on the lake and happy for the new buyers to have gotten on to this phenomenal gated dock.

Seattle houseboats for sale are in all price ranges right now – ranging from an unheard of low in Eastlake houseboats for $365,000 (1 bedroom on Tenas Chuck dock) to Roanoke Reef at $1,890,000.  We love the Tenas Chuck floating home for someone wanting to get on to the lake.

We also love 2017 Fairview Ave , Slip O – 2 bedroom home on a great dock for $617,000!  This one is so cute and appeals to many.  Good choice on one of the most well run coops on the lake. As far as the nicer homes go, we really love the house in Westlake listed for $1,299,000 at 2466 Westlake Ave N, Slip 7. You can have a FORTY FOOT BOAT tied up to your house there and it has been absolutely loved by its current owners.

It’s open season on Seattle floating homes.  Lots of buyers and finally lots of choices!  Don’t let that discourage you if you are interested in selling.  You have a unique product.

Houseboats in Seattle’s Eastlake Neighborhood:

Eastlake floating homes are extremely desirable because of their lovely exposure to the sun and also just general orientation to the lake as a whole.

So, let’s see.. In Eastlake, there are five Seattle Houseboats for sale in the MLS as of today that are floating homes.  These range in price from $449,000 to $1,890,000 with many in between including 2025 Fairview Ave E #R listed for $499,950 and also 2025 Fairview Ave E #H which is second from the end of the dock and listed for $725,000. These two floating homes both have a lot to offer someone looking to live on Lake Union in what is pretty much the ultimate in Seattle Waterfront Living℠.  Houseboat #H has the most amazing grandfathered in accessory float attached to it so you have your own “back yard”.

In addition to the Seattle floating homes for sale in Eastlake, there is one in Fremont and also one in Portage Bay.  These range in price from $635,000 to $875,000.

The most recent Seattle floating home that has sold is a Portage Bay cutie in Houseboat Harbor located at 3110 Portage Bay Place, Houseboat #F was listed for $750,000 and had a final sales price of $679,000 (90.53% of list price) after 49 days on the market. This Seattle houseboat was built in 1960 and is about 1500 square feet with 3 bedrooms and 1.75 baths on a float that is approximately 38 feet by 40 feet.  It had owned moorage and also a parking spot so a pretty good buy overall.

Happy Spring, Seattle! Seattle Houseboats! I always love Spring because we start to see more Seattle floating homes coming on the real estate market. This has not been the case as of yet, but Molly and I are hopeful that the inventory will increase as the days grow warmer and the sky starts being blue more than grey.

Currently there are three Seattle floating homes for sale in the MLS.  They are all on one of the three Log Foundation docks.  There are two Seattle houseboats for sale on the 2025 Fairview Ave E Log Foundation Dock.  They are priced at $449,000 for a 625 square foot one bedroom floating home ($718.40/sq ft) and $499,950 for a 950 square foot one bedroom floating home ($526.26/sq foot).  In addition to these Seattle houseboats, there is a 3 bedroom end of dock Seattle floating home for sale on the 2017 Fairview Ave E Log Foundation Dock. Again End of dock houseboat so price is set at $2,888,000 for 1000 square feet ($2,888/sq ft).

In the MLS, there is one Seattle floating home pending, but Molly and I sold an additional off market Seattle floating home on the Roanoke Reef dock in the last couple of weeks and so we know of two pending overall. The three bedroom over at Portage Bay Place is 1500 square feet and listed for $750,000.  It is currently pending in escrow so we will keep you posted on what it sells for.  The Roanoke Reef floating home we sold is on the coveted front row of the Roanoke Reef dock located at 10 E Roanoke Street in Seattle’s Eastlake neighborhood.  The asking price? $2,150,000.  It is scheduled to close soon so we can share additional details after it closes, but are very excited to have been able to facilitate this one.

Overall, it is the same story:  Low Inventory.  Seattle houseboats are the ultimate in Seattle Waterfront Living℠ so there is always a demand. Are Seattle Houseboats Drifting Away?

I’ve been hearing a lot of talk about Seattle houseboats in the news lately.  And if you receive your news from just one source, it might sound like Seattle houseboats are drifting away.

So what’s really going on? What is the dispute over?  One could argue it’s really about should private people be taking over public space.

In broad terms, the dispute is about freeing up the shorelines on parts of Lake Union.  According to the state law, water dependent (vs water oriented) businesses and industries, shoreline restoration and public access are all given priority.  With this in mind, some city council members say shorelines should be preserved for recreational and water-dependent uses (aka not houseboats).  Yet other city committee representatives say they want to protect the Seattle lifestyle of houseboats.  Yep, definitely confusing.  But one thing is crystal clear:  current houseboat owners and liveaboards say they’re tired of battling for their chosen lifestyle, investment, and freedom to live and just want to be left alone after years of this with the city.

Big agencies like The Planning Land Use and Sustainability Committee, State Department of Ecology, Coast Guard, and Lake Union Liveaboard Association are all trying to come to an agreement about what defines a houseboat.  The due date of January 14th is fast approaching to make this distinction and it’s complex to say the least.  By current standards, a houseboat is treated as a water oriented vessel.  Most should have propulsion, safety equipment, steering and navigational lights, and all already have a black water holding tank, also title and registration. One must beg the question: How is this standard different than say a sailboat, yacht or ferry which are all legal and not up for debate.

Some LULU members (Lake Union Liveaboard Association) remind city officials that houseboats have been around Seattle waters even before it was a city.  Naturally, anger and resentment have come to an all time high for the liveaboards, houseboat builders, marina owners, local vendors and businesses.

I want to be clear there is a difference between houseboats and floating homes in Seattle.  The 500 floating homes in Lake Union and Portage Bay are completely void of these litigation’s.  Floating homes, unlike houseboats, are floating structures usually consisting of logs or concrete which are connected to city water/sewer and are considered “real property” and remain in place by a very heavy moorage arm and do not move from their location.

I understand with the growing population and the fascination of such an intriguing lifestyle, the state/city would want certain regulations intact.  There are essentially two arguments going on simultaneously:  preserving the shoreline for recreational and “water-dependent” use and the defining a houseboat.  The houseboat community is no stranger to reinforcing their lifestyle to the city.  These are folks who care deeply about their lake and go to great lengths to pacify others in order to remain there.  This will not change and it will not change without a fight.

Looking at Seattle luxury floating homes?  

There   are quite a few high end floating homes to choose from and most of them can be found at the end of the dock, but if you are interested in living on a Seattle floating homes dock where the homes are all the nicest on the lake, then there are some docks that you should look at for all that is luxury on Lake Union:

Roanoke Reef Dock (10 E Roanoke):  Look for fee simple ownership here! Garage parking, moorgae slips, high end finishes, and many front row slips.  Homes in Roanoke Reef range in the $1M to $2M area and currently there is one available (think front row).

Fairview Landing Dock (2369 Fairview Ave E):  This is a smaller dock with very architecturally inspired beautiful luxury floating homes.  Features of dock include condo ownership of your moorage slip, moorage for a boat alongside your home, roof top decks, concrete dock, secure parking, gated entry, basements in some of the homes, and more.  Most recently sold homes at 2369 Fairview Ave E were in the $2M range and currently there is one home available on the dock.

Wards Cove (2821 Fairview Ave E):  Seattle floating homes new construction?  This is where you do it!  only a few slips left that range from the $600k mark and up…Mallard Cove Dock (2600 Fairview Ave E):  Tucked away behind Roanoke Reef, but with fabulous views, parking, bigger floating homes, and moorage slips for boats, Mallard Cove is a primo location on Lake Union.

Inventory is still low.  There are only SIX Seattle floating homes on the market right now.  They range in price form $350,000 for a 2 bedroom 1 bath 1000 square foot floating home in Westlake to $2,150,000 for a 2 bedroom 1.75 bath 2216 square feet Seattle floating home on Portage Bay with extra moorage for great Lake Union slip rental income potential.  In addition there are still some Ward’s Cove slips available if you are interested in new construction Seattle floating homes.

Other Seattle floating homes for sale are on docks located at 2821 Fairview Ave E, 933 N Northlake Way (lee’s Moorings), 2201 Fairview Ave E, and 1215 E Allison St – these are all in Westlake, Eastlake, and Portage Bay, as well as Northlake for the Lee’s Mooring dock.

Pending in Escrow:  There is a Roanoke Reef floating home for sale that is currently pending after being on the market for just 8 days (Roanoke Reef floating home owners, please take note:  If your home did not sell on that dock then it was not priced right or was not marketed correctly or in some cases, both.).  This was a 2 bedroom 2.5 bath 1931 square feet floating home listed at $1,295,000.

Latest SOLD Seattle floating homes: 2770 Westlake Ave N, Houseboat #5 – a 2 bedroom 1 bath Seattle floating home on the Old Boathouse dock.  It is 987 square feet and was listed for $475,000 and finally sold after 285 days for $407,000.  One thing to consider when looking at the price this one sold for versus the list price is the Aurora Bridge overhead which did make some buyers shy away.  It is interesting because stand on the dock for five minutes and you won’t even notice the bridge. Add to that the bonus this lucky buyer got was on eof the biggest floating “back yards” on Lake Union.

Here we are 8/31/2011.  Summer is pretty much over although it finally feels like we are getting some warmer weather here and there.  Seattle houseboats are still well into their prime season and the choices afloat on Lake Union are vast.  If you are interested in buying a Seattle houseboat, now is a great time to look.  I actually haven’t seen so many choices in the last few years at one time – and they are in all price ranges.

Current offerings range from $219,950 for a little guy on Boyer Ave E to $1,395,000 for one of the Roanoke Reef houseboats.  There are 16 Seattle floating homes on the market right now with a median price of $650,000.  You can find these Seattle houseboats on Lake Union docks in Eastlake, Westlake, and Portage Bay.  There are leased and owned moorage options.  Let us know if you are curious about what might be the best fit for you.

There have been 4 Seattle floating homes that have closed in the last 30 days on the NWMLS. These sold housbeoats range in price from $355,000 for a Westlake Cove houseboat to $2,885,000 for a modern beauty on the Fairview Landings dock with a median price of $632,500.  The average days on market for them is 212 days and the sales price to list price percentage is 88.01%.

A lot can happen in a week or two!  The Seattle housbeoat market seems to be heating up a bit –

Pending Properties range from a Portage Bay Houseboat on Hamlin Street listed for $645,000 to a beautiful end of dock Eastlake Seattle floating home with huge sweeping views of the city priced at $2,250,000.  In between there are two other pending sales in both Westlake and Portage Bay.  The median price of these Seattle Houseboats for sale in the MLS is $845,000.  In addition to these pending houseboats, there is one that has sold and closed in the last month.  2031 Fairview Ave E #E was listed at $749,000 and sold for $676,500 in 62 days on market which is much lower than the current average days on market of 143 days.

Seattle Houseboats for Sale in the MLS right now –

Lots to choose from in EVERY price range and style.  Current offerings range from $325,000 for a 100 year old historical beauty to $3,800,000 for a newer concrete floating architectural wonder complete with underwater porthole windows.  Although there is a big range, the median list price of the current offerings is at $622,475.  You can find Seattle floating homes for sale right now in Westlake, University District, Northlake, Eastlake, and Portage Bay – both owned and leased dock moorage is attached to various properties so make sure and get the details about each type.

Seattle houseboats for sale

There are pretty amazing choices right now and there are some once in a lifetime opportunities available as far as properties, price, location, and more.  In all, there are 13 Seattle floating homes for sale that are currently marked as Active listings in the Seattle MLS.  In addition to those, there is also a once in a lifetime custom houseboat at 11 E Allison and Lake Union floating home moorage at Ward’s Cove.

Westlake & Northlake Floating Homes For Sale:

There are five Seattle floating homes in Westlake & Northlake for sale right now in the MLS which range in price from $325,000 to $975,000.  The most affordable of these is priced at $325,000 for  a charming 100 year old historic houseboat which also happens to be a bargain condo alternative for anyone thinking about moving to Seattle or South Lake Union.  Another great Westlake houseboat is priced at $450,000 and offers two bedrooms, a sauna, available Lake Union moorage for up to 20 feet and one of the bigger decks on the lake.

Eastlake Floating Homes For Sale:

There are five Eastlake Houseboats for sale that are marked as Active in the MLS right now. These range in price from $$495,000 to $1,720,000 and include many  choices on wonderful docks like The Log Foundation, Roanoke Reef, Willow Dock, and more (Look for great Seattle houseboats on these Eastlake docks during the upcoming Seattle Floating Homes Tour).

A nice houseboat option which has lots of space and excellent upgrades is the 1930’s 2 bedroom home on the Willow Dock.

Portage Bay Floating Homes For Sale:

There are two Portage Bay floating homes for sale marked as Active in the MLS right now – these range from $715,000 to $795,000.  Portage Bay offers some nice amenities and is a little quieter than Eastlake, but just a hop over the hill to all the action.

Recent Seattle Houseboat Real Estate Activity:

There are two Seattle floating homes that are marked as Pending Inspection in the MLS right now.  One of these is on E Hamlin in Portage Bay and the other is on The Dox dock in Eastlake.  They are priced at $645,000 and $2,250,000.

Recent Houseboat MLS Sales Include 3 Seattle Floating Homes:

A Mallard Cove floating home listed for $1,250,000 sold  on 7/15/2010 at $1,242,500 (99.4% SP /LP).  A beautiful custom remodel sold on The Old Boathouse Dock in Westlake on 7/15/2010 – it was listed for $749,950 and sold at 98.67% of list for $740,ooo with multiple offers.  A nice Lake Union floating home in Eastlake was listed for $749,000 and closed on 8/27/2010 after selling for 90.32% of list for $676,500.
