Even with what seems like an unusually long rainy season, Seattle houseboats are changing hands – both on and off the market. I know of at least three Lake Union floating homes in escrow that never hit the MLS at all – including one on the 2025 Fairview dock in Eastlake, one in Portage Bay, and one in Westlake. I have heard rumblings of others. If you are a houseboats buyer, please reach out. Let me know what you are looking for and I might be able to get you an opportunity as well. I live here and I have my ear “to the ground” as to what is happening on the lake. I know of quite a few sellers who are in fact interested in selling their home should they receive an offer, but would otherwise not list their homes in the MLS. This is why it’s important to work with someone who actually LIVES in the community.
Seattle Floating Homes in the MLS
As to the Seattle floating homes that are on the market, I was involved on at least one side or the other of the three that are pending in escrow in the MLS. There are two others that are active in the MLS – both on the Log Foundation docks and both listed by other brokers. If you are a seller, then please reach out. I know what the current buyer pool looks like at any given moment and I look forward to maximizing your return. That is because if you win, I win. I have a personal vested interest in our home values because…I live here. I am also really excited to talk to you about the market!
Seattle Floating Homes Market Outlook For The Second Half of 2022
Bottom line is we are all looking forward to more sun, but it hasn’t slowed down our market. Our neighborhood has limited opportunities each year and an overall cap in the number of floating homes in the city. This will make values steadily climb as long as the buyer pool holds. You can call or email me – or text – anytime. 206-850-8841 firstname.lastname@example.org

Discovering the Gold Coast of Portage Bay Lifestyle
There are only around 520 Seattle floating homes on the lake. They are dispersed around Lake Union with the largest concentration being in Eastlake. The next largest floating community is located in the eastern arm of Lake Union. We call it Portage Bay and it is a very little known secret of us houseboaters. Those who live in Portage Bay (myself included) choose to stay there for a number of reasons.
My section of Portage Bay is in the south end of the bay with incredible sunrises and peeks at the beautiful sunsets, too. We are surrounded by the largest yacht clubs and some of the most beautiful land homes I have ever seen in Roanoke Park. We have a 3.2 mile walking loop using two bridges and we have Roanoke Park and Montlake Park. We have Little Lago, a neighborhood treasure. We also have Johnny Moe’s pizza. If all this wasn’t enough, then consider the fact that you can walk a quarter of a mile over the hill to enjoy all that Eastlake has to offer in the way of shopping, restaurants, and bars.
Stillwater Luxury Floating Home Available In Portage Bay For The First Time
Portage Bay is simply divine to live in and so while I consider it an absolute luxury just to live in the Portage Bay floating home community, I also must highlight the homes in which I find to be true luxury all over the lake. We happen to have an incredibly luxurious floating home listed right now! Every touch and every corner has been well thought out for the ultimate in luxury living on the absolute Gold Coast section of Portage Bay. When I say Gold Coast, I am referring to the sunniest portion of Portage Bay that is drenched in southern light much of the day. Many people think Portage Bay is not very sunny, but that isn’t the case here.
2816 Boyer Ave E, Slip C
Let us know if you would like to see this stunner – four levels of living including a roof top and a state of the art basement under the water line. By the way if you want to talk about acoustics under the water while watching a movie, please reach out. This provides the most incredible music listening or movie watching experience around. It’s also a very peaceful place to take a nap. In fact, all of Portage Bay is considered more peaceful than the rest of the lake. While we are in the middle of the city, we have a very interesting combination of calm remote like living and convenient in city living. It’s an escape and city living.
Reach out to us if you would like more information. We invite you to come experience life on the lake and let us know what questions you have. This is a fantastic opportunity to change your lifestyle in luxury. We have been talking to a lot of people lately that want to live a more peaceful and therapeutic life and the lake offers this while not giving up the convenience of the city. – Courtney. email@example.com 206-850-8841

Aside From Our Listing Inquiries, These Are The Top Questions About Seattle Houseboats From 2020
We kept track this year and aside from appointments and questions about the incredible Seattle floating home listings and sales we had this year, these are the top other Seattle houseboats questions we received from online inquiries.
What is the difference between a houseboat and a floating home?
My original explanation is that “houseboats” is the umbrella term which covers floating homes, liveaboard vessels, and barges (and now FOWRs). I still argue that this is historically correct because even the Seattle Floating Homes Association has called our floating home tour a Houseboat Tour in days gone by.
***Small disclaimer. I live on a floating home.***
Some of the historical Lake Union buffs and “old timers” like me still call “floating homes” “houseboats” from time to time. I personally consider them interchangeable, except that the modern definition of a houseboat and a floating home are two different things now. Both get to enjoy the lake lifestyle, though….
Enter The FOWR System
The city came up with a plaque system and now we have and official category: Floating On Water Residence (FOWR). So I am still personally arguing that houseboats is the umbrella term which covers everyone on the lake including floating homes, FOWRs, and barges. I am usually outvoted by most on this point, but I will probably always call my floating home a houseboat regardless. In any case, most are correct. An actual houseboat by today’s standards in Seattle is a FOWR and I live in a floating home. The simplest explanation is that a houseboat is more “boaty”. It is built on a hull and has boat systems in place for water and waste in most cases. There are some incredible houseboat options lately that are actually connected to the sewer, too. A floating home is built on a floating foundation, is mostly permanently moored and always connected to the city’s sewer, water, and electrical. My apologies. If I have confused you, call me and I will try and explain again.
A couple examples of a floating homes and a FOWR which we happen to have listed currently: Here is aFloating home and here is FOWR
How much does a houseboat cost in Seattle? How much do floating homes cost?
That is a good question. This year we saw overall houseboats sales range from $90,000 to $4,500,000 for for all types of houseboats including floating homes. Two floating home sales hit the four million dollars and over mark for the first time. There are 56 sales in the MLS as of this moment and we know there are two additional ones closing and also at least a few that sold off market completely out of the mls. This is why it is so very important to tell us what you are looking for. We are highly networked into this amazing community and we can help you secure your Lake Union home!
Where are the houseboats in Seattle? Where is the best place to live on a houseboat?
Anywhere. There is a saying that basically says if you are lucky enough to live on a houseboat then you are lucky enough. This is so true. This lifestyle is like none other. Whether you are on a floating home or a houseboat, you are living a similar lake life. Living on Lake Union is like nothing else. It is an incredible contrast of urban and natural settings married together perfectly. The people that live on the lake are all interesting and life is never dull. This map needs to be updated to include larger houseboat collections..
Can you live on a boat in Seattle? Yes… but a houseboat is more convenient.

Westlake is one of the highlights of our Seattle floating homes neighborhood. It is truly coveted, but sometimes overlooked. The truth is that Lake Union floating homes in Westlake don’t change hands nearly as often as other parts of our community. Tom Hanks knew this when he lived here in 1993’s blockbuster hit Sleepless In Seattle. Just one stop into the Westlake Deli will keep you coming back for more. The neighborhood is also located on the acclaimed Cheshiahud Loop which offers lots of great options for connecting North to Fremont, Burke Gilman Trail, and more, plus South to South Lake Union and Downtown. Additionally, Queen Anne is right there and depending on where you are in Westlake, there is also an easy foot bridge across Westlake Ave N. It’s limitless.
Here are some reasons from one Westlake floating home owner.
“Our bike/walk path is the best in Seattle from Fisherman’s terminal to Amazonville. Also, though Fremont is very walkable and close to us (0.8 mile to PCC), we are also only 1.4 miles to Queen Anne’s neighborhood – an area we always identify with and use daily – several restaurants (re-opening someday), Trader Joes, nail places, pet places, dry cleaners, indoor pool..
I can understand why some people think Westlake is much busier, but it’s quiet on the water and more accessible location. When I lived on Fairview, I had also thought Westlake was more exposed… until I moved to Westlake and soon after I moved there, I appreciated it much more.”
Westlake in short supply per usual

We are excited to show you this cool neighborhood!
What a gorgeous day! We always say that this is the kind of weather that was made to show off Seattle houseboats! This luxury new construction floating home build is no exception to that. This is the last floating home available in the Stillwater Landing development. It is that one that was held back because the design was so incredible. It is also the last basement allowed in Seattle floating homes per current city rules. This luxury lake home is incredible!!! Three levels of living space with high ceilings, luxury finish work, and radiant warm floors. It has boat moorage and garage parking – complete with electrical to install a car charger if you want. It really has it all… and you own your own moorage. $2,950,000
This is a once in a lifetime buy as the city has a net zero policy on these and no more new Seattle floating homes will be allowed to add to the number that we have on the lake already. In addition, no additional basements will be permitted according to the code. It’s also rare to get a garage parking space and be in this incredible corner of Portage Bay.
We would be happy to show you this property. We have lender, inspector, appraiser, and insurance referrals for these special waterfront properties and we are happy to walk you through each step. We look forward to showing you this floating home or others and are your absolute advocates for Lake Union homes and waterfront living. Looking for your perfect Seattle floating home to live the most amazing lifestyle in this city?
The Seattle houseboats market is finally heating up and inventory has loosened up enough that buyers are having choices, but at the same time these Seattle floating homes for sale that are on the market are getting more serious looks. Let’s look at what’s going on. There are nine Seattle floating homes on the market ranging in price from $850,000 to $3,499,000. The median price for the current offerings is $1,795,000 so there is definitely a shortage of the lower to medium end floating homes for sale. In fact the only floating home for sale on Lake Union currently that is under a million dollars is not in an owned slip. All other eight floating homes for sale are in a condo or co-op dock and have secured moorage ownership. Five of the nine floating homes for sale are in Eastlake and on Fairview Ave E. The remaining listings are in Lake Union’s Eastern arm, Portage Bay, which has become a hot commodity in recent years.

Why You Should Sell Your Seattle Floating Home Right Now
Pending in Escrow with multiple offers!
When I have conversations with people interested in selling their Seattle homes I always get an interesting array of responses, but in the last week alone three property owners have told me that they want to wait until spring to sell their home. Most years for us the winter is one of my busier times in Seattle real estate overall and sometimes even more busy on the lake! So the idea that someone would think the spring time could be better and want to wait to list their home doesn’t make sense to me. My favorite response when talking to a homeowner about selling their home in the so called “off season” is something along the lines of not understanding why it would be smart to sell their home in “the dead of winter”.
Five reasons why you should sell your floating home now if you are thinking about selling in spring:
You know how much your home is worth now. We I have set record after record this year on various docks around Lake Union. The Seattle Houseboats world is typically a strong market anyway (except ironically slows down in August). The floating homes sales only slightly slowed down during the last real estate down turn, but there are no guarantees in this real estate game except that it is in fact a cyclical business. There are always ups and downs in the market and you won’t always see a shifting market before it happens.
There are fewer competing floating homes for sale. Fortunately for you, the holidays and the overshadowing belief that one should wait until spring will keep your competition at bay. In addition, We have sold most of the inventory so you really only have a couple floating homes that the buyer pool is looking at. Fewer competing homes on the market means more competing buyers and in this case – serious buyers – which brings me to #3.
Real Floating home buyers: The ones who are out there on the lake in the freezing cold and “dead of winter” are the ones that are definitely serious. This is not the warm season of “looky loos” and even the classic “nosy neighbors” tend to not want to venture out into the cold of the Pacific Northwest to check out the digs next door. This is never more truer than with floating homes. No one wants to risk their life walking down the slippery dock with the wind whipping up from below.
Statistics from the National Association Of Realtors measured by keyboxes are showing that the number of those serious buyers is high right now. While this has not historically mattered as much to the typical floating home buyer, interest in our unique properties has increased as people look to us as an alternative housing solution which is ironically more affordable these days.
The political climate is volatile with regards to many facets of life and that affects real estate. Uncertainty can cause the real estate market to slow down and giant looming tax changes could also make buyers reconsider future purchases. Seattle floating homes tend to be more of an emotional buy than land homes are and emotions usually run high over politics.

We can get you pointers on small or large things to do to get your home ready for the market and we can also tell you what it is worth as is. We are happy to show you homes on the Dox Cooperative docks and also excited to share why this is such a great Seattle floating homes community to live in. There are so many perks to enjoying the lifestyle of living on water while still being close in to the city – no need to have a car for one. This is also an ideal location for people wanting to relocate to Seattle to work for companies like Amazon. Eastlake has a lot to offer in ways of night life and restaurants, too, but if you want to keep to yourself, then simply take advantage of restaurant delivery services such as the one offered by Amazon for instance.

Seattle Houseboats Living For Under $500k! (Equity Potential Alert)
It is difficult to get your feet wet in the Seattle floating homes market for under $500,000. This is an opportunity to take a solid fixer floating home and make it shine. Seattle floating homes typically trade for around $900 a square foot with a variance of course for features such as a roof top deck, moorage, dock position, parking, pet policy, etc., but a good rule of thumb is $900/ sq ft which puts this one close to $550,000 minimum and likely closer to $625k fixed up because it does have great dock position.
“We are constantly asked if there is a ‘Good Deal’ in the Seattle Floating Homes market…” – Courtney
The only “Good Deal” is one you work for and you have to put the work in. We can find them for you. Imagine what you could do with this great room concept! And imagine the Fourth Of July parties you could host in the heart of Lake Union! Buyers love the rustic look of the wood ceilings and it is easy to turn this historic classic into a modern oasis in the city because of the easy interior spaces already in place. Add a slick modern color palette and the combination of historical meets modern is something that no one can resist.
At 611 square feet and an open concept, the price and size combined with lifestyle beats the heck out of living in a Belltown or South Lake Union condo and you are waterfront. This is the most affordable in city living and the most affordable Seattle waterfront living. Come home form work and let your troubles fly away as you walk down the dock. You can have all your water toys right there hanging on your house and you can kayak off your beautiful “back door” in the channel between houseboat rows. Forget trying to drag your canoe down to Lake Union Park and launching it. Have it at your feet anytime.
This particular floating home is on a coop dock. This is similar to a condo in that your slip ownership is more secure. You are not leasing the slip. You are buying a piece of history and have the opportunity to put your stamp on a blank canvas. We are excited to help your Seattle Waterfront Living lifestyle dreams come true!

Seattle Houseboats For Sale: Just SOLD in Eastlake!
Seattle Houseboats Just Sold: Let’s look at 2019 Fairview Ave E in Lake Union’s Eastlake neighborhood
This particular Seattle floating home has a special place in our hearts due to its sentimental background. Though not as famous as its Sleepless in Seattle cousin across Lake Union, this Seattle houseboat is perhaps just as iconic! Located on one of Eastlake’s longest running and most organized cooperative dock, The Log Foundation, this 1930 floating home has had lots and lots of action – even as it was moored in one place and not moving. It was owned by a very longtime and loved Seattle houseboats resident and the home was practically a floating dance hall in its day. We have recently nicknamed the home “Art” after its previous owner and look forward to seeing the new owners enjoy it as much as he reportedly did. There are lots of stories across the lake about the parties that almost always broke out into full on dance soirees and you can tell just by walking into this houseboat that it has had a happy life. We are so thrilled to see it have a loving new chapter.
A little more about this special home…..
So back to the sale itself – Seattle houseboats for sale always are exciting, but closing one is also a cause for celebration. Congratulations on doing such a great job getting it sold. It closed in escrow on 10/13/2015 at a final sales price of $677,500. The floating home has two bedrooms and is 1300 square feet. It has a rather large float for its size and great dock position. It also is well oriented to the lake which is something you don’t always get. Moorage for a recreational boat is possible alongside the home with the permission of the co-op. It also had extra spaces which could function as an office or another nonconforming bedroom. The home is all one level and has the most charming curved ceilings. I was always very taken in with the large open living space and the beautiful spaces throughout. It never felt like a two bedroom home – more like a home with all kinds of possibilities in every corner. As I write this, I personally regret not buying it myself – such a wonderful place with great energy, but alas, there will be other Seattle houseboats for sale and each one is unique and special.
Please call us if you are interested in learning more about Seattle houseboats for sale – We look forward to helping you buy or sell your next Seattle houseboat, whether it is a Seattle floating home, a house barge, or a floating on-water residence. We are excited to help you learn about the lovely Lake Union as well as Seattle Houseboat Living℠.
