We kept track this year and aside from appointments and questions about the incredible Seattle floating home listings and sales we had this year, these are the top other Seattle houseboats questions we received from online inquiries.

What is the difference between a houseboat and a floating home?

My original explanation is that “houseboats” is the umbrella term which covers floating homes, liveaboard vessels, and barges (and now FOWRs). I still argue that this is historically correct because even the Seattle Floating Homes Association has called our floating home tour a Houseboat Tour in days gone by.

***Small disclaimer.  I live on a floating home.*** 

Some of the historical Lake Union buffs and “old timers” like me still call “floating homes” “houseboats” from time to time.  I personally consider them interchangeable, except that the modern definition of a houseboat and a floating home are two different things now. Both get to enjoy the lake lifestyle, though….

Enter The FOWR System

The city came up with a plaque system and now we have and official category: Floating On Water Residence (FOWR). So I am still personally arguing that houseboats is the umbrella term which covers everyone on the lake including floating homes, FOWRs, and barges.   I am usually outvoted by most on this point, but I will probably always call my floating home a houseboat regardless.  In any case, most are correct. An actual houseboat by today’s standards in Seattle is a FOWR and I live in a floating home. The simplest explanation is that a houseboat is more “boaty”.  It is built on a hull and  has boat systems in place for water and waste in most cases. There are some incredible houseboat options lately that are actually connected to the sewer, too.  A floating home is built on a floating foundation, is mostly permanently moored and always connected to the city’s sewer, water, and electrical.  My apologies. If I have confused you, call me and I will try and explain again.

How much does a houseboat cost in Seattle? How much do floating homes cost?  

That is a good question. This year we saw overall houseboats sales range from $90,000 to $4,500,000 for for all types of houseboats including floating homes. Two floating home sales hit the four million dollars and over mark for the first time. There are 56 sales in the MLS as of this moment and we know there are two additional ones closing and also at least a few that sold off market completely out of the mls.  This is why it is so very important to tell us what you are looking for. Where are the houseboats in Seattle?  Where is the best place to live on a houseboat? 

Anywhere.  There is a saying that basically says if you are lucky enough to live on a houseboat then you are lucky enough. This is so true.  This lifestyle is like none other.  Whether you are on a floating home or a houseboat, you are living a similar lake life. Living on Lake Union is like nothing else.  It is an incredible contrast of urban and natural settings married together perfectly. The people that live on the lake are all interesting and life is never dull. This map needs to be updated to include larger houseboat collections.. 

Can you rent a houseboat in Seattle?

Let’s Talk Home Sales: Covid-19 And Real Estate On The Lake

Obviously Coronavirus and Covid-19 have had a mind blowing effect on the world we live in. Real estate is no different in that regard.  When the governor first shut the state down, we were worried about the impact that this would have on our economy overall, but specifically with regard to Seattle real estate and especially the Seattle floating homes market which is my home. What we have found is an actual significant uptick in the Seattle houseboats and floating homes market.  My ongoing theory has been that people would much rather be quarantined to the natural beauty of our floating homes neighborhood rather than stuck somewhere else. While I have worried for my friends and family, I personally have really enjoyed being quarantined at home with my son. It doesn’t quite feel like being shut in when you have the boat parade and water scenery before you all the time. Walks around Lake Union, Portage Bay, through the empty UW campus, and surrounding neighborhoods have added depth to our experiences, but I keep coming back to the peace and serenity I feel on the water. I think that this global pandemic has caused a lot of people to reevaluate their living situations.

So how has this affected our Seattle floating home community’s real estate market? 

Surprisingly well believe it or not!  I ran numbers on Seattle floating home sales beginning with the lock down (not including other kinds of houseboats – just floating homes). The dates are 3/16/20-6/27/20 as of this writing. I then ran the numbers for the same period in 2019.  The results are astounding!  We have a 217.60% increase in volume year over year.  This accurately represents what we are experiencing. 

March 16th – June 27th 2020:  Ten Seattle floating homes are either Pending or have sold during this time frame with a total volume of $15,841,000.  We were/are involved with  eight out of ten of these or 80% of the ten floating homes sold or pending. 

March 16 – June 27th 2019: Five Seattle floating homes sold during this same time period in 2019. HALF! The volume was even lower at $7,280,000.  We were involved in three out of the five of these sales or in other words 60% of the homes that sold during that time. 

Uptick in Seattle Houseboats real estate seems to boil down to a few things: 

  • More targeted and precise marketing by us for floating homes listed
  • More serious Seattle houseboats buyers – they are goal oriented, qualified, and determined.
  • More desirable floating homes to be quarantined to – our Seattle houseboats community overall is magical
  • Increased availability – Some of our long time residents have decided to sell what I consider to be legacy properties resulting in floating homes that we haven’t seen listed in decades.

As a real estate broker, I can say that our industry has been turned upside down with this.  We have added more virtual tours, photographs, video walkthroughs, and property films than ever before. There have been no open houses.  When we were finally allowed to show or inspect homes it was with limited people to the point that in the beginning husbands and wives had to take turns looking with one of us.  Masks and gloves are the new norm.  Inspections were performed with the agent and inspector facetiming the buyers out in their car.  No flyers.  No business cards.  No new signs because the sign company was not considered essential.  Even moving companies were not considered essential. The state has opened up more and it is easier to buy and sell real estate, but restrictions are still in place and will be for a long time. We adapt and excel.  Change is always inevitable and it is important to be able to switch gears to best represent your clients safely.  We have got this! 

The restrictions put in place over this pandemic have actually been beneficial for our sellers who understand and follow our advice. Open houses do not sell homes and invited a lot of “lookie loos” and we spent a lot of effort educating what were sometimes just tourists about our lifestyle on the lake. We are now able to qualify buyer prospects more stringently and we go through an entire run down before we ever go in a house. We sanitize our listings before and after showings. We make sure anyone in your home is wearing masks and gloves. Marketing material is virtual and so our sellers have a “leg up” because we already are the leaders online for floating home marketing. It has been fascinating to watch some of these properties change hands.

We are deep into the 2019 holiday season now and we are so thankful for the fabulous year that we have had. Let’s catch up on the Seattle floating homes market over the last couple of months! There are five floating homes for sale in Seattle currently. They range in price from $550,000 for a two bedroom with a long term lease in Portage Bay to $3,200,000 for a brand new construction luxury floating home with a basement in Portage Bay. Three of these Seattle floating homes are in Portage Bay, one is in Fremont, and one is in Eastlake. The average list price is $1,710,000 and the average dollar per square foot is $1061.82 with a range from $672.37 to $1,315.79.

Looking at closed sales in the last sixty days, there have been four Seattle floating homes for sale that have sold through the MLS that range in price from $500,000 to $2,700,000 with a median sales price of $882,500 and an average days on market of 54 days. Three of these were in Portage Bay and one was in Westlake. The average sales price to list price for these floating homes was 95.67%. We sold three out of four of these! We love to hear the sounds of seaplanes in the distance.  The next time we want to go to the San Juans, we can kayak to Kenmore Air to catch a ride.

The Floating Home Association (FHA) is an awesome community that is always bringing the floating home community together.  Sometimes it’s a dock party (Docktoberfest) or it’s an informative annual meeting (each April) to discuss how we can continue to preserve and improve our lifestyle.

Christmas Ships On Lake Union: The 2015 Argosy Cruises Christmas Ships are part of their Christmas Ship Festival has its Parade of Boats Night on December 18th. The Parade of Boats is a long standing Seattle Tradition and a huge party of holiday living on Lake Union. Simply put, the holidays would not be the holidays in Seattle without the Christmas Ships. The holiday boats parade route begins at Fisherman’s Terminal in Magnolia, goes through the Fremont Cut into Lake Union.  Northlake and Westlake floating homes are the first to see the beautiful parade of boats come into Lake Union as they make their way South along the west side of the lake before curving back up in South Lake Union and going along their way adjacent to Eastlake. Seattle houseboats in both Westlake and Eastlake have the very best vantage points, but there are a lot of parks along the way and throughout the Lake Union Loop making it an amazing site for all.

More thank just Christmas Ships Passing in 2015 – There are Performances, too!

The parade of Christmas Ships officially begins at 7:45 PM and ends just past Wards Cove at around 8:30.  There will be performances along the way including one at Fisherman’s Terminal from 7:30 to 7:45, so get there early if that is your vantage point. Another performance will be at the Fremont Cut from 8:05 to 8:25 so a great place to watch the parade from is the Fremont Canal Park or also along the Burke-Gilman Trail.

Lake Union Holiday Tradition –

The Christmas Ships are a Lake Union tradition and a hug part of Seattle houseboat living and the Seattle holidays overall.  It is such a  lovely event that Argosy Cruises puts on. There is nothing quite like seeing the beautiful lit up boats parade through Lake Union and surrounding Seattle waterways.  The reflections and pure holiday spirit are invigorating and worth every effort in finding parking. The other thing I forgot to mention is that you can register to have your boat in the parade if you like.  There will judging as you enter Lake Union and there will be prizes for best decorated vessels in the following categories according to the Argosy site:

Welcome home to Mallard Cove floating homes.  Mallard Cove is one of the Seattle luxury floating homes docks.  Most of the floating homes on this dock have been updated and seem more modern than they are.  The dock is always at the top of houseboat buyer lists. This 2000 square foot home was built in 1978 and has two bedrooms and 2 bathrooms. It closed in escrow on 10/30/2015 for $1,350,000.

Seattle Is Afloat! There are several pending Seattle houseboats in the MLS as well, but I wanted to go ahead and get some basic info about what is available for sale on Lake Union right now. There are FIVE ACTIVE Seattle floating homes for sale currently in the NWMLS. There are also a couple Seattle houseboats for rent if you are interested in those so please let us know.

A quick note about Lake Union water homes definitions… (This post is about just SEATTLE FLOATING HOMES for sale.  The term “Seattle houseboats” is an umbrella term which covers floating homes, vessels, barges, and now Seattle floating on-water residences. It has recently become unnecessarily more intricate than it ever needed to be, but it is what it is and we would be happy to help clarify it for you.  Historically, though, Seattlelites refer to all forms of these types of floating abodes as Seattle Houseboats“.)

There are five Seattle floating homes that are for sale currently.  They range in price from $395,000 for a 1 bedroom in Portage Bay to $1,595,000 for a 2 bedroom floating gem in the prestigious Mallard Cove floating homes community in Eastlake. The median list price of these incredible Lake Union floating residences is $948,000 which also happens to be the list price of our Westlake floating home for sale right now.  There are two Eastlake houseboats for sale in this mix, two in Portage Bay, and one in Westlake.  All three Lake Union houseboats communities offer different Seattle Waterfront Living styles and each one is unique in character and charm. The average days on market is 21 days currently and the average dollar per square foot is $802.91 per square foot.  Square footage on floating home docks is not a reliable source of value always because there are so many structures of ownership to take into account.  Each Seattle floating home is different and there are also no two docks alike on Lake Union.

So, let’s see.. In Eastlake, there are five Seattle Houseboats for sale in the MLS as of today that are floating homes.  These range in price from $449,000 to $1,890,000 with many in between including 2025 Fairview Ave E #R listed for $499,950 and also 2025 Fairview Ave E #H which is second from the end of the dock and listed for $725,000. These two floating homes both have a lot to offer someone looking to live on Lake Union in what is pretty much the ultimate in Seattle Waterfront Living℠.  Houseboat #H has the most amazing grandfathered in accessory float attached to it so you have your own “back yard”.

In addition to the Seattle floating homes for sale in Eastlake, there is one in Fremont and also one in Portage Bay.  These range in price from $635,000 to $875,000.

The most recent Seattle floating home that has sold is a Portage Bay cutie in Houseboat Harbor located at 3110 Portage Bay Place, Houseboat #F was listed for $750,000 and had a final sales price of $679,000 (90.53% of list price) after 49 days on the market. This Seattle houseboat was built in 1960 and is about 1500 square feet with 3 bedrooms and 1.75 baths on a float that is approximately 38 feet by 40 feet.  It had owned moorage and also a parking spot so a pretty good buy overall.

The Seattle Houseboats market has been a little lacking as of late.  

This is similar to other Seattle neighborhoods where inventory is difficult to come by. We do know of a few Seattle houseboats on the horizon as far as market inventory, so stay tuned and we will keep you posted, but in the mean time, I wanted to get a Seattle Houseboats floating homes market update online. Seattle houseboats for sale

Seattle Houseboats Market Update for floating homes on Lake Union and Portage Bay:

Currently there are four Seattle houseboats listings which are Seattle floating homes. Interestingly enough, these Seattle houseboats are priced across the board.  There are two Seattle houseboats that are one bedrooms and listed at $449,000 and the new listing priced at $525,000.  These are both in Eastlake and are wonderful choices and happen to be on the same dock.  The dock these two are on is one of the most well run Seattle floating homes co-ops on Lake Union.  It consists of three docks belonging to “The Log Foundation” and is known for its great reputation.  The three docks in The Log Foundation are the most Southern Eastlake docks that there are so they are a great choice for views and also if you happen to be commuting to South Lake Union (Amazon).  Cats are ok and small lap dogs, too, but you still have to get them approved by the board.

2025 Fairview Ave E #R is the newest one listed of these four.  It is a one bedroom/one bath home with the awesome roof top deck everyone wants when they think Seattle houseboats. It is 950 square feet and has a great spot to have your boat alongside.  This home is part of the larger cooperative (The Log Foundation) and they own the moorage slips,  so it is a secure way to own a Seattle floating home.  Let us know if you want to see this one or any of them.

seattle houseboatsThere is a great Portage Bay houseboat for sale right now and also another end of dock Eastlake home.  These are priced at $750,000 and $2,888,000.  Personally, I think the Portage Bay floating home is a great buy. We have sold end of dock Seattle houseboats and look forward to seeing some great ones come on the market as we have a few buyers ready and willing and eager to purchase an end of dock home.  After all, this is Seattle Waterfront Living℠ at its best!

OH!  Almost forgot!  If you are interested in Seattle New Construction floating homes, then there is one more slip available in the MLS for the newest Seattle houseboats dock, Ward’s Cove.  This is Seattle floating homes – not vessels or barges and the new floating home does have to meet certain building requirements and specifications.

It is said that the “houseboat capital of the world” is in British Columbia on Shuswap Lake. This may or may not be true but worth exploring. Seattle houseboat culture began back even before 1905 with the earliest recordings of property and in the 1930’s the number of Seattle houseboats peaked at approximately 2,000. Now there are only about 500 left and this is why sale prices are breaking historic records.

Think about it, Canada has stunning waterways which form lakes and rivers that are ideal for houseboats. Cities like Ontario, British Columbia and Quebec have some of the most scenic bodies of water one can find in the world. Houseboats in Canada are typically motorized and moved around for recreation in contrast to the Lake Union houseboats that are more often moored as permanent dwellings. That’s OK Canada because I personally find it difficult to stay in one place for very long. this all being said, there are some beautiful floating homes in Vancouver.

You may be asking why I’m referencing Shuswap Lake in my blog…consider how close of a neighbor these folks are and a relatively short distance for a friendly visit. They should not be threatened by visitors because it’s not like our Seattle houseboats are going to take the place of their boats. They’re far to difficult to move. We simply have something in common to share and it’s fun exploring.

It’s neat that our houseboat cultures are similar in that residing over water and having access to Seattle Waterfront Living℠ is an option for home buyers and vacationers. Many houseboats are available to rent in waterways outside of Lake Union and Portage Bay. Lake Shasta or Shasta Dam as it’s called in California is an example of where recreational house boating thrives and Lake Cumberland, Kentucky is considered to be the birthplace of house boating in the United States. The Columbia River and the Willamette River showcasing the neighborhood of Hayden Island in Portland, Oregon has many Portland houseboats. Many of the Portland Floating homes moorages are perfectly located for relatively short commutes to downtown Portland and also the recreational offerings of fishing, water skiing and kayaking. Houseboats are also available for rent in Central Oregon on Lake Billy Chinook. There are many coves to anchor the houseboat and water skiing is popular here.
